Our floor joint sealing service in Brighton and Hove
Before quoting, we look at what the floor is telling us: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. From that we choose between a semi-rigid filler and a more flexible sealant, area by area where it needs to be. Site teams most often ask us about trucks and loads jolting over damaged joints and untidy open joints in a retail unit, on joints along racking aisles, retail and showroom floors and forklift and pallet-truck routes.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- First, the zones and order of work are agreed with you.
- Any joints with broken edges are flagged before work starts.
- Failed material and debris are removed and the joint cleaned.
- We fill the joints with the agreed product, finished level.
- Each area is handed back when ready for traffic.
How we quote
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Floors, slabs and movement joints across Brighton and Hove
From Brighton, Hove and Carlton Hill to smaller places, Brighton and Hove has buildings and slabs with movement joints that need resealing as they age. When they fail, water and grit get in and the edges start to break.
We work across Greater London and the South East counties, and every job in Brighton and Hove starts with access, parking and site rules. Parts of Brighton and Hove lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Brighton: Hospitals like Brighton General Hospital, 0.7 miles to the east of Brighton, have multi-storey or surface car parks whose joints carry vehicles round the clock. Phasing is what makes joint work possible on busy sites such as Pavilion Retail Park (0.6 miles north-east of Brighton): one bay, aisle or car park row at a time.
Building owners, agents and FMs in Brighton and Hove
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
CHAS accredited and a Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.
What sealant work can’t fix
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Structural cracking in the slab
- Worn screed or surface finishes
- A floor that rocks at the joints, which needs a structural fix
Common problems we fix in Brighton and Hove
An ageing filler or sealant can go brittle and split, particularly where cleaning machines and traffic work it daily. Once it has gone hard or come loose, it protects nothing.
It’s worth sending us details if you spot any of the following:
- Loading bay joints breaking down
- Saw-cut joints left open and packed with grit
- A rough ride across broken joints
- Flexible sealant torn out by wheels
Leave it or put it right?
Painting or coating straight over joints rarely lasts. Joints need their own treatment before or alongside any coating work.
What your quote should include
- Who will actually carry out the work
- Is the sealant right for the movement and the substrate?
- How the existing material will be dealt with
- Their public liability cover
How the quote is worked out
The price varies from site to site. Expect it to depend on:
- Any access equipment needed
- How much existing material needs removing
- Location, for remote and island sites
- Whether the work must be split into stages
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Details that help us quote
Diagnosis starts before we arrive. Tell us:
- Whether an asbestos survey exists
- When you need the work done
- The site address and postcode
- Access details, including height
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
Your questions answered
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Do you work in Brighton and Hove?
Yes. Brighton and Hove falls within our area, and the simplest way to start is to call the office on 01277 525 020 or email drawings and photos.
Will we need to close the floor?
The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use. Tell us your site hours and access windows and we will plan around them.
Is it normal for joint filler to separate?
Young concrete carries on shrinking for a long time, so a semi-rigid filler can part from one face. A top-up normally puts it right.
Is colour matching possible?
That depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Which sealant will you use?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
