Floor joint sealing in Hove, done properly
Few warehouses can shut a whole floor while joints are done, so the work is split into zones and treated one area at a time. Share your site hours and access windows and the programme is built around them so the rest of the operation keeps going. Most enquiries involve untidy open joints in a retail unit and dock area joints that have failed first, on saw-cut induced joints, joints along racking aisles and construction joints. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Hove is the same: the right product in a properly prepared joint.
In a town the size of Hove, floor joints are mostly in industrial and trade units, supermarkets and car parks. Smaller units can’t stop work for long, so we plan around the occupier’s hours.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and if something we did falls short, we return to it.

Leave it or put it right?
Holding off until the whole floor can close can take a long time. Zone by zone, the worst aisles can be dealt with now while the rest of the floor carries on. In a town such as Hove, a lot of buildings are older and have been altered over time, so joints between old and new are often the first to go. Renewing them before water gets in protects the fabric.
What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote once you have the details.

Different surfaces, different methods
Construction joints
Some construction joints have steel edge protection, others are plain concrete. If the edges look unsound, we’ll say so before any filling is done.
Loading bays and dock areas
Dock areas see tight turns, heavy loads and weather blowing in. Joints here normally fail first so many programmes begin here.
Where floor joints take the most wear near Hove
Hove sits close to the coast, within about 1 mile. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, which is why split joints are worth sealing before the edges deteriorate. Rainfall across the South East, Hove included, is lower than in many parts of the UK. External joints still wait for dry conditions, and gritting in cold spells finds its way into open joints.
Places like Goldstone Retail Park (to the north of Hove) put trolleys over floor joints inside and cars over slab joints outside. In a school such as St Andrew's CofE (Aided) Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Another example is Portland Road Trading Estate, 1.2 miles to the west of Hove, where floors and yards would be done in stages around the occupiers.
Hove is about 2 miles west of Brighton, in Brighton and Hove. Businesses, contractors and managing agents in Hove use us for work on floor joints, as part of our coverage of Brighton and Hove. Our Brighton and Hove coverage takes in 29 places, large and small.
If you need floor joint sealing in BN3, BN1 and BN52, the process matches everywhere else we work: send details, get a quote, we seal, guaranteed. Near you in Hove
In Hove, that means premises near The Drive Prep School, St. Ann's Well Gardens and The Urchin pub and the streets around them. There’s a railway station in Hove itself: Hove station. When something else is needed
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- A floor that rocks at the joints, which needs a structural fix
- A failing floor coating, which is a flooring contractor’s job
- Uneven floors that need grinding or levelling
If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think.
Joints and surfaces we work on
- Loading bays
- Retail and showroom floors
- Construction joints
- Saw-cut induced joints
- Joints along racking aisles
- Forklift and pallet-truck routes
Our process
We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Town-centre premises in Hove may have limited parking, so tell us what’s nearby. On estates and business parks it’s usually simpler.
- We agree the traffic routes and phasing with your site team.
- Any joints with broken edges are flagged before work starts.
- Failed material and debris are removed and the joint cleaned.
- The chosen filler or sealant goes in flush with the slab.
- Each area is handed back when ready for traffic.
Getting the site ready
- For older buildings, check the asbestos register before work
- Point out any areas we must not close
- Have the specification and drawings to hand

Hove: questions and answers
Will you take on work at estates like Goldstone Retail Park, close to Hove?
Yes. We cover Hove and the area around it, including industrial estates, business parks and retail parks such as Goldstone Retail Park. To start, just give us a call on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.
Is hospital work, at somewhere like The Montefiore Hospital, something you do?
Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.
What information helps you price floor joint sealing?
Use our quote form, or email photographs and a plan, with the traffic on each area. A fixed quote follows with the product and phasing set out.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Is the floor joint work guaranteed?
There is a 12-month guarantee on our workmanship, and we hold public liability insurance.
Can the warehouse stay open while you work?
In the majority of cases, just the area being treated is coned off. Each zone reopens when the product can take traffic, then we move to the next.
Are you CHAS accredited?
Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Owners, agents and contractors
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
What affects the price in Hove
Before we quote, we look at:
- The size and state of each joint
- Removal of failed or old sealant
- Induction, permit and paperwork requirements
- How much there is to seal
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
What to include in your enquiry
For an accurate fixed quote, we need to understand the site. Send us:
- When you need the work done
- How the joints are reached, and at what height
- What the building is and how it’s used
- Asbestos survey details if the building is older
Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. The easiest way is to give us a call on 01277 525 020 or email the details over.
