About fire stopping in Brighton and Hove
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. The enquiries we see most involve open linear gaps along the top of fire-resisting walls and fire seals cut back for extra cables and never reinstated, on cable penetrations, pipe penetrations and joints between fire-resisting walls and floors.
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself typically taking a single visit for a short list of penetrations, or a phased programme for a whole building.
- We ask for the product and detail your designer has specified.
- Openings are measured and grouped by detail.
- Old or wrong materials are cut out.
- Mineral wool or other backing is fitted where required.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
What you will pay
We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Fire-resisting walls and floors across Brighton and Hove
For buildings across Brighton and Hove, fire-stopping design and sign-off belong to the designer, fire engineer or building control. Our part is installing the specified product correctly, matched to the wall or floor and the services passing through.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in Brighton and Hove starts with access, parking and site rules. Brighton and Hove includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Brighton: For an estates team at a campus like University of Brighton Moulesecoomb Campus, which lies north-east of Brighton, summer M&E works are typically followed by a round of penetration sealing. At a healthcare site like Brighton General Hospital, 0.7 miles east of Brighton, new services through compartment walls are a constant, and each needs the specified seal.
Should maintenance staff do it?
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
Why deal with it now?
It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach.
What your quote should include
- How they handle RAMS and site documents
- Whether their applicators hold CSCS cards
- Can the work be phased to keep areas open?
- Are they CHAS accredited or on Constructionline?
Maintenance after handover
Regular inspection catches problems early. Specifically:
- Have penetrations checked while they can still be seen
- Keep product data and details in the fire safety file
- Agree the fire-stopping specification before services go in
- Leave fire sealant to cure fully before covering it
After the work, brief anyone else working in the area that the openings are now sealed. Any seal cut back for a new service needs reinstating to its tested detail using the same product.
A simple record of seal locations and products helps. It tells the next contractor exactly what to reinstate, and it helps at inspections.
What sealant work can’t fix
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Approving the work on behalf of building control
- Large openings beyond what any sealant detail covers
- Walls or floors that aren’t fire-resisting to begin with
What affects the price in Brighton and Hove
Each job is priced on its own details. The things that drive the figure:
- Joint width, depth and condition
- Removal of failed or old sealant
- Specialist products, such as fire-rated or hygienic sealants
- Working within restricted access windows
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.
What to include in your enquiry
A few photographs plus some basic facts will normally do. It helps to include:
- Any dates the work must fit around
- Any specification or named product
- How the joints are reached, and at what height
- The type of building and who uses it
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to phone 01277 525 020 or email us with what you know.
Your questions answered
Do you have public liability insurance?
Yes. We’re fully insured, and the certificate can go with your quote.
Will you write the fire-stopping specification?
No, that isn’t our role. With the designer’s details in hand, we can price the sealant elements.
Is your workmanship covered by a guarantee?
Yes. Our workmanship is backed for 12 months on every job.
What happens if old sealant might contain asbestos?
The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.
Will you quote for a small job?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Is colour matching possible?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
