Floor joint sealing across Waterhall

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Floor joint sealing in Waterhall

Few warehouses can shut a whole floor while joints are done, so the work is split into zones and treated one area at a time. Tell us your site hours and access windows and we’ll plan around them, with goods still moving in the areas we aren’t in. The enquiries we see most involve drivers complaining about joints on a route and sealant pulled out along a truck route, across construction joints, loading bays and forklift and pallet-truck routes. Most enquiries from Waterhall start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For a site near Waterhall, measurements and photographs up front mean one trip where possible, with the right materials on hand. Note joint widths and the traffic that uses them, and we’ll take it from there.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Quoting for work in Waterhall

Quotes vary with the job. Expect it to depend on:

  • Quantities, in metres or numbers
  • Specialist products, such as fire-rated or hygienic sealants
  • Location, for remote and island sites
  • Removal of failed or old sealant

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What to include in your enquiry

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Whether an asbestos survey exists
  • The product your specification calls for
  • Photos of the joints, close up and from further back
  • Rough lengths or quantities, or drawings if you have them

Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Slabs, ramps and loading bays in Waterhall

Waterhall is within about 3 miles of the coast. Open joints in coastal car parks and yards let in salt-laden water as well as grit, which is why split joints are worth sealing before the edges deteriorate. Less than 3 miles from Waterhall there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

Sites like Mill View Hospital (to the south-west of Waterhall) carry ambulances, deliveries and visitors’ cars over their road and deck joints. Another example is Goldstone Retail Park, which lies south of Waterhall, where floors and yards would be done in stages around the occupiers. A campus such as University of Brighton Moulesecoomb Campus (2.5 miles south-east of Waterhall) has long runs of movement joint in its buildings, decks and paving.

Waterhall is about 3 miles north-east of Brighton and Hove, in Brighton and Hove. Anywhere in BN1, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 29 places in Brighton and Hove, from busy centres to rural villages.

We cover the BN1 postcode districts for floor joints. Sites close to Waterhall are covered too, including Patcham (1 mile south-east), Westdene (1 mile south), Hollingbury (1 mile south-east), Withdean (1 mile south) and Preston (2 miles south). A short drive away, we cover Brighton (3 miles south-east), Brighton and Hove (3 miles south-west), Hove (3 miles south), Carlton Hill (3 miles south), Hanover (3 miles south-east) and West Hill (3 miles south).

Loading bays and dock areas

Loading bays combine the heaviest turning loads with wet tyres and cold air from open doors. Joints here normally fail first, so they are often the place to start.

Flexible floor sealants

Polyurethane floor sealants are available in a range of colours so ask if the colour matters.

Questions about Waterhall

Is Waterhall too small for you to travel to?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

Is a hospital such as Mill View Hospital somewhere you can work?

Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

What guarantee do you give on joint filling?

There is a 12-month guarantee on our workmanship, and we hold public liability insurance.

Why has the filler pulled away from one side?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We look at which it is before recommending anything.

What happens if the joint edges are damaged?

Edge condition is recorded when we look at the floor. Where they have broken away, we will tell you before quoting the filling, so nothing is filled that won’t hold.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Do you seal on top of existing sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Why act early in Waterhall

Holding off until the whole floor can close can take a long time. Phased in zones, the busiest routes can be treated first while the rest of the floor carries on. Converted and older buildings near places like Waterhall tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Diagnose, treat, sign off

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next. If others near Waterhall need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

What we need from you

Advice

After the work

To get the most from the new sealant:

  • Check joint lines on busy aisles regularly
  • Let us know what the floor is cleaned with
  • Stop forks and pallets being dragged across joints
  • Keep trucks off new joints until we say they’re ready

On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. It is a known trait of new floors and a later top-up deals with it in most cases.

Grit in an open joint does damage every time a wheel crosses it. Filling it ends that cycle while it is still a straightforward job.
