Fire stopping in Stirling: how it works

On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we will confirm with the quote. We work on joints between fire-resisting walls and floors, small duct penetrations where the tested detail allows and linear gaps at wall heads, and the failures we’re asked to look at most are builders’ foam or ordinary silicone in compartment walls and seals disturbed by maintenance and left open.

Site rules come first: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Pricing in Stirling

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

What’s near Stirling

Around Stirling, our work takes us to commercial buildings near Royal Gardens, Terraces Hotel and Allan Park South Church. Stirling has its own railway station: Stirling station. Nearby you will also find Stirling Health and Care Centre (0.6 miles south) and Thistles Centre (under half a mile east). Not far away are Mote Hill and Airthrey Loch.

Fire-resisting walls and floors across Stirling

From Dunblane, St. Ninians and Raploch to smaller places, buildings across Stirling are divided into fire compartments. Where fire-rated sealant is the specified product for a service penetration or linear gap, we install it to the manufacturer’s tested detail.

In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts. Coastal places in Stirling often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Stirling: Residences at universities like University of Stirling (to the north of Stirling) have compartment walls that must be resealed whenever services change. In a retail centre such as Thistles Centre (less than half a mile east of Stirling), any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

What affects the price in Stirling

To price the job, we consider:

  • Phasing around occupants
  • Induction, permit and paperwork requirements
  • Removal of failed or old sealant
  • Distance, for remote addresses

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Details that help us quote

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Your programme or deadline
  • Whether an asbestos survey exists
  • Drawings or a marked-up plan, if available
  • Where the site is, with the postcode

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Leave it or put it right?

A seal that doesn’t match its tested detail gives false comfort. The fix is to remove it and reinstall to the detail.

Comparing quotes

  • Whether old or failed sealant will be cut out, not overlaid
  • Their approach to joint depth and backing
  • The named product and why it was chosen
  • Whether primer will be used where the manufacturer specifies it

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Include service cupboards in routine inspections
  • Check with the data sheet before painting over fire sealant
  • Don’t let anyone top up a fire seal with the wrong product
  • Keep product data and details in the fire safety file

Store the specified product details somewhere the next contractor can find them. Anyone resealing later needs to know which product and detail were used.

Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small compared with dozens found at once.

How the job changes by surface

Metal pipes

Sealant details often cover copper and steel pipework. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on, so we check each one.

Small ducts

Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Common questions from Stirling clients

Is fire stopping in Scotland covered by different guidance?

Scotland sets its own building regulations, with Technical Handbooks, while England relies on Approved Document B. Either way, we install the specified sealant to its tested detail.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

How do we ask for a quote?

The quote form is the simplest route, though you can also give us a call on 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.

Do you hold third-party fire-stopping installer certification?

No. We are not members of a third-party fire-stopping installer scheme. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. If your contract requires third-party installer certification, we are not the right fit for that package.

Does weather matter for sealant work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
