Fire stopping in Doune

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

FAQs: Doune

Can you produce the fire-stopping design for a job in Doune?

No. Fire-stopping design and sign-off belong to the designer, principal designer, fire engineer or building control. We install what’s specified, to the product’s tested detail.

Is Doune too small for you to travel to?

Not at all. Doune is within our area. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.

Can you work while the building is occupied?

In the majority of cases, yes. We phase the work so most of the building stays in use.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

What hours do you work?

Mention the site’s hours and access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.

Fire stopping in Doune, done properly

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. If the detail calls for something other than sealant, we say so rather than force sealant into it. We work on service gaps in risers, joints between fire-resisting walls and floors and cable penetrations, and the failures we are asked to look at most are snag lists that include open service penetrations and open linear gaps along the top of fire-resisting walls. One point of contact handles commercial sealant work in Doune from the first photos to the final walk-round, for single jobs and planned programmes alike.

Travel to smaller places like Doune is planned so every penetration is sealed on one trip. Photos of the gaps, the services and the wall or floor type help us bring the right products.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Keep general-purpose fillers away from compartment walls
  • Record which product was used where
  • Look above ceilings when tiles are lifted for other jobs
  • Flag new cables with no seal around them

New services after handover are a common way fire stopping gets breached. A short check at the end of each job saves a long hunt later.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.

Site staff or a sealant specialist?

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Fire stopping in Doune: the local picture

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

In a hotel such as Highland Hotel (under half a mile east of Doune), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

Doune is about 7 miles north-west of Stirling, in Stirling. We send applicators to Doune for service penetrations. Doune is one of 52 places we cover in Stirling for service penetrations. Glasgow is covered too, some 25 miles away.

Work on service penetrations is covered throughout FK16, for business premises of every kind. For a building on Main Street, George Street and Bank Street or nearby, send details and we will quote for service penetrations. Main routes into Doune include the A84 and A820. Close to Doune, our area also takes in Deanston (1 mile west), Menteith (1 mile south), Blairdrummond (1 mile south), Dunblane (3 miles east) and Drumvaich (4 miles north-west). How a job runs

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For work around Doune, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Send your site hours and access windows
  • Let building users know which areas are affected
  • For older buildings, check the asbestos register before work

Advice

Do you need fire stopping in Doune?

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint. The tested detail for a linear joint states the width and movement it covers.

Things that typically lead to an enquiry:

  • Open linear gaps along the top of fire-resisting walls
  • Expanding foam used as fire stopping
  • Hidden openings found during inspections
  • Fire-stopping items raised at inspection or handover

Older community buildings such as St Madoc's Episcopal Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Before you book anyone

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How the existing material will be dealt with
  • Do they follow the manufacturer’s priming guidance?
  • How they handle RAMS and site documents

How to choose a sealant contractor

Surface by surface

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe, and some details add wrapping or a set length of insulation. If the detail needs something beyond sealant, we tell you.

Small ducts

Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.

Why act early in Doune

Open penetrations multiply: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable, rather than turning into a full building survey and reseal. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Doune, a repair visit takes planning, so it’s better to act early.

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
