Facade sealing in Stirling: how it works

External sealing depends on the weather more than most trades. Joints have to be dry and the air and surface temperature within the product’s range, so frosty or damp mornings can hold work back. We plan for that and keep you updated. We work on perimeter joints where frames meet the structure, cladding panel joints and shopfront frames, and the failures we’re asked to look at most are water coming in around window frames and failed sealant on precast panel joints.

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself usually taking a day or two for a few elevations, and longer where access has to be moved around the building.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What you will pay

New build and refurbishment in Stirling

Across Stirling, refurbishment brings as many facade and perimeter joints as new build: replacement windows, recladding and fit-outs in places such as Dunblane, St. Ninians and Raploch. Each junction between new and existing materials needs the right sealant, primer and backing.

Our area covers every Scottish council area, Stirling included. Travel is planned so the work is finished in as few trips as we can. Along the coast in Stirling, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.

Stirling: Projects at colleges like Forth Valley College - Stirling Campus (to the north-west of Stirling) tend to run to term dates, so the mastic is planned tightly. Hospital estates such as BMI Kings Park Hospital (to the south-west of Stirling) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • The site’s rules and procedures
  • How much there is to seal
  • The product specified
  • Whether old sealant has to be cut out first

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Details that help us quote

There’s no need for a formal survey. A few details are enough to get going:

  • When you need the work done
  • Where the site is, with the postcode
  • The asbestos register, for older buildings
  • Drawings or a marked-up plan, if available

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

After the work

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Check the asbestos register before old mastic is disturbed
  • Note when each elevation was last resealed
  • Never let anyone seal over old sealant
  • Avoid harsh cleaners on facade sealant

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed instead of soaking the joints.

Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it.

Signs you need facade sealing

Product choice matters: acetoxy-cure silicone may mark stone or corrode certain metals, and an interior product won’t last outdoors. Most external joints call for a neutral-cure, facade-grade sealant.

What tends to prompt an enquiry:

  • Discoloured or dirty facade joints
  • Draughts around frames and panels
  • Old perimeter mastic that has dried out
  • Perimeter joints where frames meet the structure

Honest limits

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Movement beyond what any sealant can handle
  • Work on the window or framing system itself
  • Cracked or spalling substrates that need repair before sealing

Surface by surface

Window and door perimeters

Aluminium, PVC-U and timber frames each have their own preparation needs. Primer goes on where the manufacturer specifies it for that substrate.

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. We use a product suitable for the stone where the specification names one.

Your questions answered

Do you replace failed glazing units?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, such as perimeter joints where frames meet the structure.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

How long does a job like this take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Is it okay to overlay old mastic?

No. A bead run over old sealant soon lifts. Our method is a full cut-out, cleaning, backing and a new bead.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
