About commercial sealant contractors in FK7

A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely, then both faces are cleaned back to sound, dry material with no dust or grease on them. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead and the joint depth is controlled with backing rod. Most enquiries involve smeared sealant across finishes from a rushed job and weathered facade sealant that no longer flexes, across floor and threshold joints, movement joints in walls and floors and external facade joints.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. You send photographs, drawings or a list of the joints and areas involved.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

How we quote

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Why choose Mastic Doctor

  • Joints cleaned back to sound surfaces
  • One phone line for London, the South East and Scotland
  • Coloured sealants to suit the setting, where available

Near you in Stirling

We work on buildings around Royal Gardens, Terraces Hotel and Allan Park South Church. Stirling has its own railway station: Stirling station. Well-known places in the area include Stirling Health and Care Centre (0.6 miles south) and Thistles Centre (less than half a mile east). For a walk, there’s Mote Hill and Airthrey Loch.

Commercial premises across FK7

Shop fits, office refurbishments and hotel refits in towns such as St. Ninians, Torbrex and Riverside all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

Our area covers every Scottish council area, FK7 included. Travel is planned so the work is finished in as few trips as we can. In the parts of FK7 near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.

Stirling: On estates like Phoenix Industrial Estate, under half a mile to the east of Stirling, the office and welfare end of each unit has its own sealant to maintain. For a shop at a centre such as Thistles Centre, under half a mile east of Stirling, tidy joints at counters and displays matter as much as the fixtures.

What sets the cost

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • The product specified
  • Whether old sealant has to be cut out first
  • How much there is to seal
  • Access and working height

A quote for sealant joints depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

What to include in your enquiry

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • Clear photographs of the problem areas
  • What the building is and how it’s used
  • Where the site is, with the postcode
  • Any specification or named product

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, call 01277 525 020 or send photos by email.

Signs you need commercial sealant contractors

If sealant tears through its centre, it has failed cohesively. Normally the movement was too much for the sealant chosen: a bead laid too thin, an over-stretched joint or the wrong movement class. The same product in the same joint tends to fail the same way, which is why we look at the joint design as well.

It’s worth sending us details if you spot any of the following:

  • Gaps behind commercial kitchen worktops and sinks
  • Black mould through washroom sealant that won’t clean off
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Messy, uneven beads from earlier work that let the building down

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

Different surfaces, different methods

Shop fronts and retail fit-outs

In retail, sealant is on show. Joints around counters, displays and shopfront frames have to look tidy as well as seal. We will confirm the colours available for the specified product.

Facade and cladding joints

Panel joints on cladding and rendered facades open and close with the temperature. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.

Questions we are asked in FK7

Does commercial sealant work come with a guarantee?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.

How long does a typical visit take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
