Fire stopping in Boquhan, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. If the detail calls for something other than sealant, we say so rather than force sealant into it. Most enquiries involve head-of-wall gaps with no fire seal and old intumescent sealant that has split away, on linear gaps at wall heads, pipe penetrations and joints between fire-resisting walls and floors. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Boquhan, preparation and product choice get the time they need.

Around smaller places such as Boquhan, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

We sign every job off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Boquhan: questions and answers

Is a smaller place like Boquhan outside your area?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Do you take on work at healthcare sites like Killearn Hospital?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Do you work in Scotland as well as England?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, using products tested for their end use.

How soon can the area be used again?

We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Is your workmanship covered by a guarantee?

Yes. Workmanship is guaranteed for 12 months on every job.

What’s the quickest route to a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.

Compartments and services around Boquhan

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Hotels like The Killearn Hotel (to the south-west of Boquhan) are refurbished in phases, and each phase can open up compartment walls. Wherever services are added at a hospital such as Killearn Hospital (2.4 miles south-west of Boquhan) the compartment line has to be made good with the specified product.

Common problems we fix in Boquhan

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is how unsuitable products and improvised details end up in compartment walls.

Site and facilities staff are often the first to spot these:

  • Fire stopping installed outside its tested range
  • Fire seals cut back for extra cables and never reinstated
  • Fire sealant pulled out of the opening
  • Service penetrations left open after M&E works

For a school such as Balfron High School, penetration sealing fits best at the end of the summer works.

Questions to ask before you book

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How the existing material will be dealt with
  • Health and safety accreditation such as CHAS
  • Whether primer will be used where the manufacturer specifies it

Questions to ask before you appoint anyone

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Signing off or certifying a building’s fire stopping
  • Large openings beyond what any sealant detail covers

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

What we seal

  • Service gaps in risers
  • Linear gaps at wall heads
  • Pipe penetrations
  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows

Diagnose, treat, sign off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes a single visit for a short list of penetrations, or a phased programme for a whole building, and our waste is bagged and taken away as we go. For a building near Boquhan, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What we need from you

  • Have the specification and drawings to hand
  • Clear stock, furniture or equipment away from the joints
  • Point out any areas we must not close

Building owners, agents and FMs in Boquhan

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What happens if it’s left?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. For buildings near Boquhan, dealing with all the failing joints at once saves return trips. Photos of each area help us quote the whole job.

The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site rules also count.
