About our construction mastic in Play Hatch

Perimeter sealing outside needs a dry joint and the right temperature. Each sealant has a temperature range, and damp, frost or condensation on frames stops work, so we plan elevations with the forecast and the programme in mind. Internal sealing often fills those days. Site teams most often ask us about sanitary sealant damaged by following trades and failed sealant in an existing building being refurbished, on sanitary and kitchen joints, cladding and panel joints and internal decorators’ caulk. Looking for mastic applicators who cover Play Hatch? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

For a site near Play Hatch, the mastic visit is planned so the right sealants, primers and backing rod are on hand. Send drawings or photographs and the programme and we’ll quote to suit.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Looking after the joints

Once the work is signed off, these steps help:

  • Ask cleaners to use soft cloths around fresh sealant
  • Get the mastic subcontractor involved early in the programme
  • Put any product change through the designer first
  • Release areas for mastic once other trades have finished in them

After we’ve sealed an area, it helps to keep other trades from damaging the joints. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked.

Snag items left to the last week put handover at risk. A planned close-out through each area as it completes keeps the list short, and avoids a rush.

What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Faulty frames rather than failed sealant
  • Damage to finishes by other trades after we have sealed
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)

Not sure which it is? You can call the office on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

Work for main contractors and building owners

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Play Hatch can form part of a wider programme across Oxfordshire.

Mastic packages on Play Hatch sites

Rainfall across the South East, Play Hatch included, is lower than in many parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so the external programme keeps a little slack. A number of hotels sit less than 2 miles from Play Hatch. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

New wings at hospitals like Royal Berkshire Hospital, 2.3 miles south-west of Play Hatch, bring long runs of window and panel joints to seal. Units on estates such as Suttons Business Park (1.6 miles south of Play Hatch) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Further education sites such as The Chiltern College (to the west of Play Hatch) are extended and refurbished from time to time, with mastic often programmed into the summer break.

Play Hatch is about 1 mile east of Caversham, in Oxfordshire. Any commercial site in Play Hatch is covered, for single jobs and planned programmes alike. 423 places across Oxfordshire fall within our area, Play Hatch among them.

Our process

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Jobs in and around smaller places like Play Hatch are typically planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. First we look at the scope on site or from drawings.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised right away.
  6. Final snagging is completed and the 12-month guarantee applies.

Before we start on site

  • Warn occupants and staff about the work
  • Send any specification or drawings in advance
  • Tell us what induction or permit system the site runs

Common questions from Play Hatch clients

Can work at a site such as University of Reading fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Can you take on a job at a hospital such as Royal Berkshire Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Can the building stay open while you work?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

How long does a typical visit take?

It depends on the scope, but the work normally takes whatever the programme allows, since the work follows the trades as areas are released. For bigger or phased jobs, we’ll set out a timescale with the quote.

Will you stick to the specified products?

The specification decides the product and flag anything that doesn’t look right for the joint. Product standards such as BS EN 15651 are often named in specifications.

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. Snagging can be included or priced separately, depending on what suits the programme.

Kitchens and utility areas

Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. The sealant is a kitchen-grade product.

Why act early in Play Hatch

On a refurbishment, there’s a choice between resealing existing frames and replacing them. If the frame is in good order, cutting out and resealing the perimeter can be all it needs, which is a much smaller cost. We’ll say so if a frame itself is the problem. Older rural buildings around Play Hatch move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
