Construction mastic for commercial buildings in Banbury

External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work, so we plan elevations with the forecast and the programme in mind. Internal areas can typically carry on while the outside waits. The enquiries we see most involve frame perimeters left unsealed or poorly sealed and frame gaps too wide for sealant alone, on floor and skirting junctions, cladding and panel joints and window and door perimeters. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Banbury, that means joint design, primers and backing rod as standard.

Construction in a town such as Banbury is often smaller schemes: a few new flats, a school extension, a refurbished unit. The perimeter and facade joints on a small scheme need the same sizing and preparation as on a big one.

A 12-month guarantee applies to all our work. If an installation problem shows up, call the office on 01277 525 020 or use the quote form and we will arrange a return visit.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Glazing units that are cracked or misted
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Deciding which fire-stopping product a penetration needs

Not sure which it is? You can call the office on 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

Joints and surfaces we work on

  • Cladding and panel joints
  • Internal decorators’ caulk
  • Sanitary and kitchen joints
  • Floor and skirting junctions
  • Window and door perimeters
  • Brick and block movement joints

Banbury: questions and answers

Does your area include sites such as Swan Industrial Estate, near Banbury?

Yes, sites like Swan Industrial Estate are within our area, along with the rest of Banbury. Send details of the unit and the work through our quote form for a quick quote.

Will you plan work around the academic year at somewhere like Oxford and Cherwell Valley College?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

What will the job cost?

There isn’t a price list, as every site differs. Send photographs or drawings and we’ll price it at a fixed figure.

Are you CHAS accredited?

Our applicators are CSCS-carded, and we hold CHAS accreditation and Constructionline membership. Tell us what site paperwork you need and we’ll confirm with the quote.

What site paperwork can you supply?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Different surfaces, different methods

Bathrooms, en suites and washrooms

Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Each joint is prepared, sealed and finished with a neat tooled line and baths are loaded where appropriate before sealing.

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. Snagging can be included or priced separately, depending on what suits the programme.

General trades versus a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. If you have more than one building in Banbury, they can often be done on the same visit. Give us your access times and we’ll fit the work in.

  1. We walk the site or review drawings to understand the package.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Preparing the site

  • Clear stock, furniture or equipment away from the joints
  • Tell staff and tenants when we will be in
  • Agree which areas must stay open

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Share drawings and the specification as soon as possible
  • Brief following trades on areas that have been sealed
  • Flag uneven or tapered frame gaps early
  • Plan external elevations with the weather in mind

After we have sealed an area, it helps to keep other trades from damaging the joints. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked; we confirm the time for each product.

External joints sealed in poor weather are a common cause of early failure. Holding off until conditions suit avoids callbacks so external sequencing builds in some flexibility.

Mastic packages on Banbury sites

Rainfall across the South East, Banbury included, is lower than in many parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so external mastic is timed for workable conditions and agreed with the site manager. A 2-mile radius around Banbury takes in a good number of hotels. Hotel extensions and refits normally have to fit around bookings, so mastic dates are tight.

For a contractor at a hotel such as Cromwell Lodge Hotel, less than half a mile east of Banbury, the mastic often has to be finished before a reopening date. For a contractor working at a hospital such as The Horton General Hospital, which lies south-east of Banbury, perimeter and facade sealing is planned around patients and deliveries. For contractors at a school such as St Mary's Church of England Primary School, sealing has to be finished before term starts.

Leave it or put it right?

A quick bead over a damaged joint can get an area past inspection. Sealant can’t grip a contaminated or existing bead, and the defect comes back after handover. We cut out and redo the joint properly. A failed joint is easier to put right before damp shows inside. After a leak, there’s drying, repairs and redecoration on top.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.
