Contractors’ notes for Oxford
Rainfall across the South East, Oxford included, is lower than in many parts of the UK. Winter mornings still bring frost and condensation on frames and panels, so external mastic is timed for workable conditions and agreed with the site manager. Oxford is about 52 miles from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, which keeps mastic packages in demand.
On a campus such as Oxford Brookes University Headington Campus (under half a mile north-east of Oxford), new teaching buildings and residences are normally built and refurbished around the academic year. New units and refits on sites such as Templars Shopping Park, 1.3 miles south-east of Oxford, need their panel and perimeter joints sealed to the specification.

About our construction mastic in Oxford
Mastic tends to be one of the final packages before handover, so it lands at exactly the point the programme is tightest. We work as a mastic subcontractor to main contractors and developers with projects in Oxford. We work on window and door perimeters, sanitary and kitchen joints and brick and block movement joints, and what we are called in for most is existing joints on a refurb that need cutting out and resealing and frame gaps too wide for sealant alone. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Oxford is the same: the right product in a properly prepared joint.
In a large town such as Oxford, plenty of construction is refurbishment: recladding units, new shopfronts, replacement windows. All of it ends in perimeter and panel joints that need correct sizing, backing and sealant.
What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the job changes by surface
External facade and movement joints
Many facade substrates need a primer before sealing. We prime where the manufacturer specifies.
Kitchens and utility areas
Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. The sealant is a kitchen-grade product.

Site staff or a sealant specialist?
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Quoting for work in Oxford
Each job is priced on its own details. The main factors are:
- Access and working height
- Travel to remote or island sites
- Whether the work must be split into stages
- How much existing material needs removing
Pricing mastic packages depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.
Sending details for a quote
Diagnosis starts before we arrive. Let us know:
- Where the site is, with the postcode
- The product your specification calls for
- Photos of the joints, close up and from further back
- Drawings or a marked-up plan, if available
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
From enquiry to sign-off
In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. For premises in central Oxford, deliveries and parking need a bit of planning, whereas edge-of-town units normally have yard space. Either way, tell us what’s available.
- We start with the drawings, specification and programme.
- Quantities are measured and a fixed price returned.
- We agree with the site team which areas come first.
- Plots or floors are sealed as they’re handed over.
- Every joint is cleaned, set to depth and sealed with the specified product.
- After snagging, the work is handed over under our 12-month guarantee.
Getting the site ready
- Clear stock, furniture or equipment away from the joints
- Tell us your opening times and when work is allowed
- Send any specification or drawings in advance

Advice
Common problems we fix in Oxford
A new building moves while it dries and settles. Plaster, screeds, timber and blockwork all shrink as they lose moisture, which opens up internal joints, particularly where caulk has been used in a joint that moves. Choosing the right product for each joint reduces that.
Site and facilities staff are often the first to spot these:
- Oversized or tapered gaps around new frames
- A mastic package split between trades with no clear owner
- Mastic snags holding up handover
- Bath and shower joints scraped during the final clean
Projects at colleges like Oxford Sixth Form College (1 mile west of Oxford) tend to run to term dates, so the mastic is planned tightly.

FAQs: Oxford
Does your area include sites such as Templars Shopping Park, near Oxford?
Yes, sites like Templars Shopping Park are within our area, along with the rest of Oxford. Photos and a short description are enough for a first look.
Can you work on a hospital site such as Warneford Hospital?
Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Does the weather affect the work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
How do you deal with asbestos in old sealant?
The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.
Do you do fire-rated sealing on new builds?
We install fire-rated sealant where it is the specified product to the tested detail. If the detail calls for collars, wraps or batts instead, we will tell you.
What guarantee comes with a mastic package?
It carries a 12-month guarantee on our workmanship. We’re also fully insured for public liability.
Can you seal external joints in wet or cold weather?
External sealing goes ahead only with a dry joint inside the product’s temperature range. Sealing in poor conditions risks adhesion failure, so we wait rather than redo work.
Maintenance after handover
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:
- Share drawings and the specification as soon as possible
- Brief following trades on areas that have been sealed
- Don’t schedule sealing before decorators and flooring are done
- Keep product details for future maintenance
At handover, keep the product details with the O&M information. Future maintenance is easier when the products are known, and tells you what to reseal with. We can confirm the handover information you need when we quote.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Filling a wide gap with sealant alone sets up a failure. We flag them as soon as we see them.
