Construction mastic in Wootton, done properly
Mastic follows everyone else, which means it absorbs every delay upstream. We agree a sequence at the start and adjust it as the site manager releases areas. That keeps the work right first time and saves rework. We work on sanitary and kitchen joints, window and door perimeters and cladding and panel joints, and the usual reasons a site gets in touch are inconsistent sealant finishes from plot to plot and sanitary sealant damaged by following trades. Searching for sealant specialists in Wootton? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
In the countryside around places like Wootton, conversion schemes put new frames into old stone, flint, brick or timber. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.
The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Contractors’ notes for Wootton
Several hotels sit less than 2 miles from Wootton. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades. At about 60 miles from central London, Wootton is within reach of the capital. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes.
Historic houses such as Blenheim Palace (to the south of Wootton) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. When a school such as Wootton-By-Woodstock Church of England Primary School is extended or refurbished, the mastic package is often squeezed into the holidays.

What else we do in Wootton
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Joint design decisions that belong to the architect or engineer
- Frames fitted out of tolerance
- Damage to finishes by other trades after we have sealed
If you are not sure, just phone 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.
Surfaces we seal
- Cladding and panel joints
- Brick and block movement joints
- Internal decorators’ caulk
- Window and door perimeters
- Floor and skirting junctions
- Sanitary and kitchen joints
Why deal with it now?
Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs and that’s a far smaller job. If the frame is life-expired, we’ll tell you. Converted and older buildings near places like Wootton tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.
Why us?
- 12 months’ guarantee on every job
- Colours confirmed for the specified product
- Health and safety: CHAS accredited
- Fully insured

Surface by surface
External facade and movement joints
Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.
Kitchens and utility areas
On commercial kitchen fit-outs, hygienic sealants are often specified. We follow the specification and seal to a smooth, cleanable finish.
Commercial clients in Wootton

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.
Our process
Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. For a building around Wootton, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.
- First we take quantities off the drawings and read through the specification.
- You receive a fixed quote listing scope, products and phasing.
- You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
- We seal each plot or floor as it’s released to us.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- We close out snagging and hand over with a 12-month guarantee.

Related advice
Keeping the joints sound
After handover, a little attention goes a long way:
- Protect sealed areas from following trades
- Don’t force external sealing on a damp or frosty day
- Ask cleaners to use soft cloths around fresh sealant
- Don’t schedule sealing before decorators and flooring are done
Any damage after we’ve finished should go on the snag list straight away. Snags can be picked up in a planned close-out visit, priced as part of the package or separately.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last. We flag them as soon as we see them.
Questions about Wootton
Is Wootton too small for you to travel to?
Not at all: smaller places are covered as well as towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.
What site paperwork comes with a job in Wootton?
Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Are you fully insured?
Yes. We’re fully insured, including public liability cover.
Can you come in just for snagging?
Yes, we can. Share the list and photographs, and a fixed quote follows, with the work timed to your handover date.
Will you stick to the specified products?
Specification first, then the maker’s instructions. Primers, backing and joint depth follow what the manufacturer sets out.
Do you take on multi-site work?
Yes. A group of buildings can go on one quote, and you deal with one contact throughout across South East England, Greater London and Scotland.
