Washroom sealing for commercial buildings in Walls

You can’t shut every toilet in an office, school or hotel at once. Work is phased by room or by section, so staff, guests or pupils always have somewhere to go. Give us your site hours and access windows and the phasing is planned around them. Most enquiries involve a new bead over an old one coming away and discoloured joints around urinals and WC pans, on urinals and WCs, accessible toilets and changing rooms and showers, trays and wet room floors. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Walls it comes down to the same thing: the right product in a properly prepared joint.

Travel to smaller places like Walls is planned so the work is finished on one visit. Photos of each washroom and a count of rooms help us quote and plan.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

How the quote is worked out

Your fixed quote is built from the real scope. It takes account of:

  • Quantities, in metres or numbers
  • Induction, permit and paperwork requirements
  • Any access equipment needed
  • Location, for remote and island sites

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • A wide shot and a close-up of the area
  • Asbestos survey details if the building is older
  • The site address and postcode
  • The product your specification calls for

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or speak to us on 01277 525 020 or use the quote form if you’d rather talk the job through.

What the job involves on each surface

Kitchens and tea points

Kitchen work can be phased around service. Tell us your site hours and access windows and we will plan around them.

Urinals and WC pans

Floor joints around WC pans are often forgotten. They are checked with everything else.

What we can’t put right

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Fittings that move too much to hold a bead
  • A room that stays damp because ventilation isn’t working
  • Leaking pipes, traps, wastes or cisterns, which need a plumber

Not sure which it is? You can call 01277 525 020 or use the quote form and we will tell you honestly before you book.

What we seal

  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Urinals and WCs
  • Vanity units and basins
  • IPS panels and cubicles
  • Kitchens and tea points

Why it’s worth doing now in Walls

A tired washroom says a lot about how a building is run. Visitors notice black sealant even when the room is otherwise spotless. Resealing is a modest task with a very visible payoff. Around smaller places like Walls, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Walls: questions and answers

Is Walls inside the area you cover, given it’s on an island?

Yes, Walls is within the area we cover. We cover the whole of Scotland. We group island work where we can and plan around the crossings.

Will the toilets in our Walls building be out of use?

Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a fixed quote.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. We replace the sealant with an anti-mould sanitary grade and point out if ventilation is part of the problem.

How long before the toilets can reopen?

The silicone needs time to cure before water reaches it. Phasing is planned with the cure time in mind so facilities are never short.

Maintenance after handover

For the best life from the joints:

  • Report faulty extraction promptly
  • Respect the cure time before reopening each room
  • Don’t leave trays and floors sitting wet
  • Keep a record of which washrooms need attention

Any failure in our workmanship within the 12-month guarantee is ours to put right. Beyond that, regular checks keep small problems small.

Water getting behind IPS panels and vanity units can swell the boards. After that, those parts need replacing rather than resealing.

Busy facilities in and around Walls

The sea is no more than about 1 mile from Walls, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Heavy seasonal use is hard on shower and basin sealant, which is why off-season resealing makes sense. Being on an island, Walls means planning around ferry times as well as the weather. Knowing how many washrooms there are lets us plan the days on the island.

Phased work lets washrooms in and around Walls stay partly open while sealant is renewed. Washrooms near Walls get the old silicone stripped out and a fresh anti-mould bead on dry joints.

Walls is in the Shetland Islands. Walls sits inside our coverage and the rest of the Shetland Islands, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our the Shetland Islands coverage takes in 63 places, large and small.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Where we can, we combine work around Walls with other jobs nearby. Tell us how flexible your dates are.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. We strip out the old bead and clean off the residue left behind.
  4. Joints are cleaned, degreased and dried before sealing.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. You get a reopening time for every room, with signage left up until then.
