Washroom sealing in Aithsetter, done properly
Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we’ll plan around them. Site teams most often ask us about sealant lifting along a tray edge and a new bead over an old one coming away, across accessible toilets and changing rooms, showers, trays and wet room floors and urinals and WCs. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Aithsetter is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Hospitality around smaller Scottish places like Aithsetter tends to be seasonal, so washroom work is often best planned for quieter months.
We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Commercial clients in Aithsetter
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
What affects the price in Aithsetter
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- Joint width, depth and condition
- Phasing around occupants
- Site requirements such as inductions and permits
- Location, for remote and island sites
The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Details that help us quote
To price the job accurately, we need to understand the site. Send us:
- Your programme or deadline
- Approximate linear metres or a joint schedule
- Asbestos survey details if the building is older
- Where the site is, with the postcode
For a fixed quote, call the office on 01277 525 020 or email drawings and photos with the site address and an outline of the work. You can also send details through our quote form.
FAQs: Aithsetter
Which documents can you supply for work in Aithsetter?
Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.
Do you work on the island where Aithsetter is?
Yes, Aithsetter is within the area we cover. Our area covers all of Scotland, cities, towns and islands alike. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.
Do you need to remove the old sealant?
The whole of the old bead is removed and the surfaces cleaned before resealing. It’s the difference between a joint that lasts and one that peels.
How long does a typical visit take?
We plan the time on site around your programme and access. You will have an expected duration with the quote.
Do you work in hospitals, clinics and care homes?
Yes, healthcare and care settings are part of our work. Tell us what records you need and we’ll confirm with the quote before we start.
What guarantee comes with washroom resealing?
There is a 12-month guarantee on our workmanship, and we carry public liability insurance.
Does the weather affect the work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Wet areas in Aithsetter’s workplaces
Aithsetter sits close to the coast, within about 2 miles, and places by the sea often rely on visitors, so their hotels and holiday lets see heavy seasonal use. Washrooms used guest after guest wear their sanitary silicone faster, and the quieter months are the natural time to reseal. For an island location such as Aithsetter, work is planned around ferry crossings and the weather. Knowing how many washrooms there are lets us plan the days on the island.
Phased work lets washrooms in and around Aithsetter stay partly open while sealant is renewed. Washrooms near Aithsetter get the old silicone stripped out and a fresh anti-mould bead on dry joints.
Aithsetter is in the Shetland Islands. Any commercial site in Aithsetter is covered. 63 places across the Shetland Islands fall within our area, including Aithsetter.
Work on washrooms and wet areas is covered throughout ZE2. We also cover Cunningsburgh (1 mile west), Bremirehoull (1 mile south-west), Mail (2 miles south-west), Sandwick (4 miles south) and Hoswick (4 miles south-west) for washrooms and wet areas. A short drive away, we cover Lerwick (7 miles north), Sound (6 miles north) and Scalloway (6 miles north). Where a site is remote or on an island, we plan travel and materials carefully, so include the location in your enquiry.

Leave it or put it right?
A tired washroom says a lot about how a building is run. Visitors notice black sealant before they notice much else. Resealing is a modest task with a very visible payoff. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

When something else is needed
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Hollow tiles or loose panels behind the joint
- Failed tanking beneath a wet-room floor or behind tiles
- A room that stays damp because ventilation isn’t working
If in doubt, phone 01277 525 020 or email the details over and we will say what we think before you book.

- Showers, trays and wet room floors
- Accessible toilets and changing rooms

How a job runs
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes a few hours for one toilet block, with bigger buildings phased across a number of visits, and our waste is bagged and taken away as we go. Travel to smaller Scottish places like Aithsetter is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.
- Every room is surveyed and the failed joints listed.
- The fixed quote sets out the rooms, the products and the phasing.
- Old sealant is removed completely and the faces cleaned.
- Joints are degreased and dried.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Rooms reopen after the cure time.

Advice
Should maintenance staff do it?
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
