Commercial washrooms in Kingsmuir

The east of Scotland, where Kingsmuir is, gets less rain than the west. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast. The area within 2 miles of Kingsmuir holds a number of hotels. Behind every hotel door there’s a bathroom whose sealant will need renewing sooner or later.

If you manage an office at a site such as Restenneth Business Park (1.4 miles north of Kingsmuir), the washrooms and tea points can be done a floor at a time. On a healthcare site such as Forfar Infirmary, which lies north-west of Kingsmuir, washroom work starts with the infection-control team’s sign-off. In a centre such as Forfar Retail Park, which lies north-west of Kingsmuir, public washrooms are resealed a block of facilities at a time.

Kingsmuir is about 2 miles south-east of Forfar, in Angus. Our applicators travel to Kingsmuir for work on washrooms and wet areas, handled exactly as we handle every other area. We work across 65 places in Angus, large and small. For work in that direction, see our Dundee page.

Postcode districts covered here: DD8. Among the streets we cover are Summerhill, Cunninghill View and Bunkerhill Crescent. Close to Kingsmuir, our area also takes in Lownie Moor (1 mile south), Hillend (1 mile south-east), Forfar (2 miles north-west), Lunanhead (2 miles north) and Craichie (2 miles south-east). Bigger towns within reach include Arbroath (11 miles south-east), Monifieth (10 miles south), Carnoustie (10 miles south-east), Kirriemuir (6 miles north-west), Brechin (10 miles north-east) and Hunter's Town (10 miles south-east).

Washroom sealing in Kingsmuir

Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so staff, guests or pupils always have somewhere to go. Tell us your site hours and access windows and we will plan around them. We work on IPS panels and cubicles, vanity units and basins and kitchens and tea points, and the usual reasons a site gets in touch are shower tray joints that have opened up and black mould inside silicone joints that cleaning can’t shift. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Kingsmuir it comes down to the same thing: the right product in a properly prepared joint.

In smaller Scottish places like Kingsmuir, commercial washrooms are typically in hotels, pubs, schools, care homes and community halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Building owners, agents and FMs in Kingsmuir

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Site staff or a sealant specialist?

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Looking after the joints

A few simple habits keep the new joints working:

  • Make sure washroom ventilation is running
  • Keep washrooms out of use until we say the sealant has cured
  • Act on the first split you see at a shower tray
  • Inspect washroom sealant regularly

Include sealant joints in your planned maintenance checks. Look for black spotting, cracks, peeling edges and gaps at the busiest fittings and photograph anything new.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. By then, other trades may be needed as well so failed joints are worth acting on quickly.

FAQs: Kingsmuir

Can you take on a job at a hospital such as Forfar Infirmary?

Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Kingsmuir too small for you to travel to?

No. Places such as Kingsmuir are covered as much as the big towns. We work across every Scottish council area. Good photographs up front let us bring everything on the first visit.

Is it possible to just clean mouldy silicone?

Cleaning may lighten it, but the mould returns. New anti-mould sanitary silicone is the treatment and point out if ventilation is part of the problem.

Can you quote from photographs?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.

How long does a typical visit take?

It depends on the scope, but the work normally takes a morning or so for a small washroom, longer where showers and changing rooms are included. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Do you work in hospitals, clinics and care homes?

Yes. We work to your estates and infection-control requirements and any site permits, and phase the work so areas keep facilities.

What do you charge?

Each job is quoted on its own details. For yours, speak to us on 01277 525 020 or email drawings and photos.

What sealant work can’t fix

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • A dripping waste or valve behind a panel
  • A room that stays damp because ventilation isn’t working
  • Failed tanking beneath a wet-room floor or behind tiles

Not sure which it is? You can speak to us on 01277 525 020 or send details through our quote form and we will tell you honestly before you book.

Surfaces we seal

  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors
  • Urinals and WCs
  • IPS panels and cubicles
  • Vanity units and basins

What sets the cost

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • Distance, for remote addresses
  • Whether the work must be split into stages
  • Backing rod, priming and other preparation
  • How much there is to seal

There’s no price list, since every building and every scope is different. Call for a quote.

Sending details for a quote

A few photos plus some basic facts will normally do. It helps to include:

  • The site address and postcode
  • Access details, including height
  • Asbestos survey details if the building is older
  • A wide shot and a close-up of the area

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call the office on 01277 525 020 or email drawings and photos with what you know.

On site: what to expect

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Travel to smaller Scottish places like Kingsmuir is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Move anything stored against the joints
  • Share your working hours and any access restrictions
