Washroom sealing for Carlogie sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

About our washroom sealing in Carlogie

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels so they get particular attention. We work on kitchens and tea points, IPS panels and cubicles and vanity units and basins, and what we’re called in for most is discoloured joints around urinals and WC pans and open joints at the base of cubicle panels. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Carlogie it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In smaller Scottish places like Carlogie, commercial washrooms are typically in hotels, pubs, schools, care homes and community halls. Black sealant normally can’t be cleaned, so it is removed and replaced with anti-mould sanitary silicone.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Cost factors for washrooms and wet areas

A fixed quote reflects the actual work. It allows for:

  • Whether the work must be split into stages
  • Removal of failed or old sealant
  • Which sealant the job calls for
  • The size and state of each joint

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Before you send an enquiry

Good information means a firmer quote. When you get in touch, include:

  • Where the site is, with the postcode
  • What the building is and how it’s used
  • Whether an asbestos survey exists
  • The product your specification calls for

For a fixed quote, call the office on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. You can also send details through our quote form.

Why it’s worth doing now in Carlogie

Waiting for a holiday closure can leave failing joints in place for a long time. Phasing lets it happen now, with facilities kept in use. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why appoint us

  • Matching to RAL references, product permitting
  • 12-month guarantee on workmanship
  • Colour agreed before work starts
  • Old sealant cut out, never sealed over

Wet areas in Carlogie’s workplaces

The sea is no more than about 1 mile from Carlogie, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Washrooms used guest after guest wear their sanitary silicone faster, so resealing in the quieter months keeps rooms ready. There are a number of hotels within about 2 miles of Carlogie. Behind every hotel door there’s a bathroom whose sealant will need renewing sooner or later. Rooms are done in turn so most stay available.

For a school such as Carnoustie High School, washroom and kitchen sealant can be renewed around term dates. For a site such as Ashludie Hospital, 4.3 miles south-west of Carlogie, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. For a hotel such as Aboukir Hotel, 1 mile to the south-east of Carlogie, resealing en suites a few rooms at a time keeps the rest available.

Carlogie is about 1 mile north of Carnoustie, in Angus. If you’re looking for washroom sealing in Carlogie, we can help. We work across 65 places in Angus, from busy centres to rural villages. There’s a separate page for Dundee, about 10 miles away.

Your questions answered

Is Carlogie too small for you to travel to?

Not at all. Carlogie is within our area. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Do hotels near Carlogie have to close for sealant work?

Almost never. The work is phased so most rooms stay available. Tell us your quiet periods and access windows and we will plan around them.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Can washrooms stay open while you work?

Only the area we are working in is closed. Each room reopens after the sealant’s cure time and we start the next.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

What the job involves on each surface

Wet-room floors and floor-to-wall joints

Wet floors are common in accessible showers and changing rooms so the edges are checked carefully.

Showers and trays

If a tray moves too much or is cracked, it needs attention first, and we’ll say so before resealing.

Owners, agents and contractors

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

When it isn’t the sealant

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Panel boards already damaged by water
  • Hollow tiles or loose panels behind the joint
  • Water from plumbing, not from a joint

If you are not sure, just phone 01277 525 020 or send photos by email and we’ll give you a straight answer.

Surfaces we seal

  • Kitchens and tea points
  • Urinals and WCs
  • Vanity units and basins
  • IPS panels and cubicles
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors

On site: what to expect

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes between a morning and a week or so, set by the number of rooms and the phasing you need, and our waste is bagged and taken away as we go. For a building near Carlogie, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Each room is handed back once the sealant has had its cure time.

Preparing the site

  • Warn occupants and staff about the work
  • Point out any areas we must not close
  • Share your working hours and any access restrictions
