Floor joint sealing in Dundee: how it works
Sometimes the concrete either side of a joint has already spalled. A filler laid against broken edges has nothing sound to grip, so if the edges need repair before any filling, we’ll say so and explain how it affects the programme. The enquiries we see most involve filler that has parted from one face and old filler gone hard, cracked or loose, across forklift and pallet-truck routes, retail and showroom floors and joints along racking aisles.
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- We look at joint widths, edge condition and the traffic on each route.
- A fixed quote follows, listing the treatment for each area and the order of work.
- Old filler, debris and contamination are cut or routed out back to clean concrete.
- We vacuum each run and prime it if the chosen product requires a primer.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- The area is handed back once it has cured enough to take traffic.

Floors, slabs and movement joints across Dundee
Industrial estates, business parks and retail parks around Broughty Ferry, Stobswell and Blackness and elsewhere in Dundee typically have floor and slab joints under daily traffic. The right filler or sealant for each joint depends on the traffic and the movement.
Our work reaches every part of Scotland, cities and islands alike, Dundee among them. Longer journeys are planned so each job is done in one go if at all possible. Dundee includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.
Dundee: For a store at a site such as Kingsway West Retail Park, 0.8 miles to the north-west of Dundee, the service yard and goods-in area are where joints break down first. Phasing is what makes joint work possible on busy sites such as Gallagher Retail Park (1 mile south-east of Dundee): one bay, aisle or car park row at a time.
Why deal with it now?
Broken joints shake trucks, stock and operators alike. Wheels and bearings wear faster and loads can shift, adding costs nobody plans for. A properly filled joint smooths the route.
Questions to ask before you book
- What level of public liability insurance do they hold?
- Will failed sealant be removed rather than covered?
- Their pre-qualification and accreditations
- Their approach to joint depth and backing
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- A floor that rocks at the joints, which needs a structural fix
- Cracks across panels caused by settlement or overload
- A floor that is out of level for the racking or trucks
Different surfaces, different methods
Construction joints
Some construction joints have steel edge protection, others are plain concrete. If the edges look unsound, we’ll say so before any filling is done.
Forklift and pallet-truck routes
Truck routes take traffic all day and the joints on them break down first. Semi-rigid fillers are widely used on these routes to hold the edges up.
General trades versus a specialist
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Work for main contractors and building owners
Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so the building keeps working while we do.
If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Your questions answered
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Do you repair broken joint edges?
Edge condition is recorded when we look at the floor. Where they have broken away, we will tell you before quoting the filling, so nothing is filled that won’t hold.
Which is better for warehouse joints, filler or sealant?
It depends on the traffic and the movement. Trafficked joints on truck routes normally need a semi-rigid filler to support the edges, while joints that move more take a flexible sealant.
How do you choose the sealant?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
How soon can traffic go back on the floor?
Cure times vary with the product and the conditions. We’ll give you a time for each zone when we agree the phasing.
Do you work in Dundee?
Yes. Dundee falls within our area, and the simplest way to start is to phone 01277 525 020 or email drawings and photos.
How long does a typical visit take?
That varies with the scale of the job, but the work normally takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
