Mastic sealing in Dundee: how it works
On a residential block, the work happens around people’s lives. The sequence, the areas and the dates are settled with you so you can let residents know what is happening. Entrances and stairwells are kept in use while we work. We work on communal kitchens and washrooms, external wall and movement joints and window and door perimeters on blocks, and what we’re called in for most is old repairs sealed over failed mastic and leaks at window and door perimeters.
In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts.
- We inspect each building and record the joints that have failed.
- The quote is fixed and split as suits you.
- Dates and areas are agreed so occupiers can be told.
- Old mastic is removed and the joint faces prepared.
- Joints are resealed and tooled.
- Each building is checked and signed off with the 12-month guarantee.
What you’ll pay
The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Mastic sealing across Dundee: the area picture
Dundee has blocks, estates and mixed-use buildings looked after by agents, landlords and housing associations, in places such as Broughty Ferry, Stobswell and Blackness and beyond. Mastic around frames, doors and on external joints wears out in time, and block-wide programmes deal with it in one go.
Our work reaches every part of Scotland, cities and islands alike, Dundee among them. Travel is planned so the work is finished in as few trips as we can. In the parts of Dundee near the sea, the elevations facing the weather are where sealant gives up first.
Dundee: If you own or manage units on a site such as Kingsway West Retail Park, 0.8 miles to the north-west of Dundee, failed mastic on frames, door surrounds and external joints can be dealt with unit by unit. Blocks of flats and mixed-use buildings often cluster around stations such as Dundee station (1.2 miles south of Dundee) and their window and balcony mastic tends to age at the same rate across a building.
How the job changes by surface
Estate-wide resealing programmes
Housing associations and agents often manage many similar blocks. Each block is priced and scheduled in order.
Communal areas
Low-level communal joints get damaged more than most, so they often need renewing sooner.
Owners, agents and contractors
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Why it fails
Frames, panels and masonry expand and contract through the year, and every joint has to stretch and squeeze with them. A joint that was too narrow, too thin or the wrong product can’t cope and fails early.
Common reasons buildings call us in:
- Patchy repairs in mismatched sealant
- Cracked, hardened mastic round windows on a block
- Occupiers reporting cold air round windows
- Mastic failing across several blocks on an estate
Why act early?
Replacing mastic before water gets in is a planned job. After water has got in, there may be damp, damaged plaster or decoration to put right too and occupiers notice.
Questions to ask before you book
- How they handle RAMS and site documents
- Their plan for phasing and protecting the area
- Whether old or failed sealant will be cut out, not overlaid
- What level of public liability insurance do they hold?
When to bring in a specialist
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Questions about Dundee
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.
Will you just go over the old sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Can people stay in the building while you reseal?
The work is planned around occupiers. We agree the programme so you can notify occupiers and communal access is kept open.
Do you check for asbestos in old sealant?
Asbestos removal isn’t part of our work. If old sealant is suspected, work stops until it’s tested in line with the dutyholder’s asbestos management.
How long does a job like this take?
It depends on the scope, but the work usually takes a few days for most blocks, with larger programmes scheduled building by building. Larger or phased jobs take longer, and we will give you a timescale with the quote.
Do you work for managing agents and housing associations?
Yes, block and estate work is a core part of what we do. We work through buildings in a planned order with dates agreed in advance.
What paperwork can you provide?
Let us know your requirements: tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We are CHAS accredited and a Constructionline member.
