Commercial sealant contractors in DD1: how it works
Some sealants used before 2000 can contain asbestos, so older stock needs a check first. We ask to see the asbestos register or survey before old sealant is disturbed, since managing asbestos is the dutyholder’s responsibility. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). We work on movement joints in walls and floors, kitchen worktops and splashbacks and washrooms and tea points, and the failures we are asked to look at most are external beads that have gone brittle and cracked and frame sealant that has cracked, shrunk or pulled away.
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself normally taking anything from part of a day on a short run of joints to several weeks on a large phased package.
- We start with the evidence: photographs, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
How we quote
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What’s near Blackness
In Blackness, that means premises near The Hawkhill Tavern, Dundee and Cox Branch Library, among other places. Nearby too are Dundee School of Architecture (0.5 miles south-east), Harris Academy (0.6 miles south-west) and Dudhope Park (0.5 miles north-east). For rail, the closest station is Dundee station, roughly 0.9 miles east. Other landmarks nearby include Dundee Dental Hospital (0.6 miles east) and Tayside Medical History Museum (under half a mile north-east). Green spaces nearby include Balgay Hill and Trottick Mill Ponds.
Commercial sealant contractors across DD1: the area picture
In DD1, much commercial sealant work follows refits in shops, offices and hotels in places such as Stobswell, Blackness and Logie. Where the joint is on show, a colour that suits the finish is part of the job.
In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor. DD1 includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.
Blackness: Shops and cafés around stations like Dundee station, 0.9 miles to the east of Blackness, trade from early, so work is timed around them. A business with units at Mid Wynd Industrial Estate and Gallagher Retail Park needn’t use two contractors for its sealant.
What sets the cost
To price the job, we consider:
- Induction, permit and paperwork requirements
- Whether old sealant has to be cut out first
- Travel to remote or island sites
- Specialist products, such as fire-rated or hygienic sealants
The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote when you are ready.
Before you send an enquiry
We can often quote from photographs and a few details. Please tell us:
- The site address and postcode
- The asbestos register, for older buildings
- A wide shot and a close-up of the area
- Rough lengths or quantities, or drawings if you have them
We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, call 01277 525 020 or send photos by email.
For managing agents and facilities managers
As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.
What sealant work can’t fix
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Suspect materials that need testing and specialist removal
- Leaks from pipework, wastes or valves (that’s plumbing)
- Broken glass or blown double-glazed units
What we are called out for in DD1
A split down the middle of the bead tells a different story. That typically means the joint stretched further than the product could cope with. Replacing it like for like rarely holds.
Things that usually lead to an enquiry:
- Mouldy silicone around WCs, urinals and vanity tops
- External beads that have gone brittle and cracked
- Leaks that seem to come through a sealant line
- Shrunken sealant along kitchen worktops and splashbacks
When to bring in a specialist
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
FAQs: DD1
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
Is DD1 in your area?
Yes. DD1 falls within our area, and the simplest way to start is to ring 01277 525 020 or use the quote form.
What guarantee do you give on resealing?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.
Does weather matter for sealant work?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Can you supply RAMS and insurance details?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.
Do you check for asbestos before removing sealant?
It’s possible in older buildings, especially those built before 2000. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.
Can one contractor look after sealant on all our buildings?
Yes. We regularly take on multi-site work and planned maintenance programmes, priced site by site or as one programme.
