Fire stopping across Dundee: what to expect

A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. We close the openings listed on your schedule, using the specified sealant and detail. We work on joints between fire-resisting walls and floors, small duct penetrations where the tested detail allows and cable penetrations, and the usual reasons a site gets in touch are hidden openings found during inspections and fire-rated sealant that has cracked or shrunk back.

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Service penetrations in Dundee buildings

Across Dundee, new cabling and pipework added after handover often leaves gaps in fire-resisting walls. We work to the specification and the manufacturer’s installation guidance, and say if the detail calls for something other than sealant.

Work in Dundee comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job. Coastal places in Dundee often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Dundee: At a retail site such as Kingsway West Retail Park, which lies north-west of Dundee, walls between units may be fire-resisting, so services added in a refit need the specified seal. Tenant changes at centres like Wellgate Centre, 0.8 miles south-east of Dundee, often mean new services through walls between units.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Keep product data and details in the fire safety file
  • Ask the designer to confirm details early on refits
  • Check with the data sheet before painting over fire sealant
  • Keep general-purpose fillers away from compartment walls

During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged, and report them promptly.

Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.

Cost factors for service penetrations

Quotes vary with the job. Expect it to depend on:

  • Induction, permit and paperwork requirements
  • Whether old sealant has to be cut out first
  • Distance, for remote addresses
  • Specialist products, such as fire-rated or hygienic sealants

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Before you send an enquiry

A good diagnosis starts with the right details. Tell us:

  • When you need the work done
  • Photos of the joints, close up and from further back
  • Rough lengths or quantities, or drawings if you have them
  • Whether an asbestos survey exists

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, ring 01277 525 020 or email drawings and photos.

What happens if it’s left?

Sealing behind the M&E trades area by area beats a sweep at the end. Openings are visible, access is open and nothing has to be taken down and each detail can be checked as we go.

Comparing quotes

  • Whether old or failed sealant will be cut out, not overlaid
  • What level of public liability insurance do they hold?
  • Will RAMS and insurance details be available?
  • Will CSCS-carded applicators be on site?

How the job changes by surface

Risers and ceiling voids

Voids hide a lot of unsealed openings. We work through the areas on your schedule methodically, and note anything we find that isn’t on it.

Small ducts

Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Bigger ducts and fire-resisting ductwork are normally handled with other products.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Issuing fire ratings or certificates for seals
  • Reviewing a building’s overall fire safety
  • Large openings beyond what any sealant detail covers

Questions about Dundee

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

How long does a job like this take?

It depends on the scope, though a typical visit typically takes a single visit for a short list of penetrations, or a phased programme for a whole building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

Is fire stopping in Scotland covered by different guidance?

Scotland sets its own building regulations, with Technical Handbooks, and England uses Approved Document B. Wherever the site is, our work follows the specification and the tested detail.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

How soon can the area be used again?

We will confirm how long the chosen product needs to cure.
