Signs you need floor joint sealing in Dundee
Oil, laitance, dust and old cleaning chemicals build up inside joints. Without cutting back to sound, clean concrete the new filler can’t stay bonded.
If one of these sounds familiar, it’s time for a closer look:
- Flexible sealant torn out by wheels
- Joint fill separating from the concrete
- Grimy joint lines spoiling a showroom floor
- Joint edges breaking up under truck wheels
Hospitals like Kings Cross Hospital (less than half a mile north-west of Dundee) have multi-storey or surface car parks whose joints carry vehicles round the clock.
What to look for in a quote
- How they’ll work around occupants
- Will RAMS and insurance details be available?
- Whether primer will be used where the manufacturer specifies it
- The named product and why it was chosen
How we handle floor joint sealing in Dundee
We diagnose the floor first rather than guessing at a product: how wide the joints are, signs of ongoing movement, the wheel types crossing them and the state of the arrises. From that we choose between a semi-rigid filler and a more flexible sealant, area by area where it needs to be. Most enquiries involve old filler gone hard, cracked or loose and dock area joints that have failed first, across retail and showroom floors, saw-cut induced joints and joints along racking aisles. Searching for sealant specialists in Dundee? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.
In Scottish cities, where newer extensions meet older stone buildings, movement joints take the difference. Those joints need a sealant with the right movement capability, sized to the gap.
A 12-month guarantee applies to all our work in Dundee. If an installation problem shows up, ring 01277 525 020 or email us and we will arrange a return visit.
What the job involves on each surface
Flexible floor sealants
Flexible floor sealants come in several colours, and we will confirm what the specified product offers.
Construction joints
Day joints sit where one section of slab was cast against another. They often see more movement than sawn joints, and that shapes the product choice.
Our process
Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.
- We look at joint widths, edge condition and the traffic on each route.
- A fixed quote follows, listing the treatment for each area and the order of work.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is extracted from the joint and primer applied where the manufacturer specifies it.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- The area is handed back once it has cured enough to take traffic.
Preparing the site
- Arrange parking or a loading space
- Let us know about inductions and permits
- Send your site hours and access windows

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, phone 01277 525 020 or send photos by email.
Advice
Looking after the joints
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Remind operators to lift rather than drag
- Keep trucks off new joints until we say they’re ready
- Allow for topping up joints as a new slab settles
- Keep grit out of unfilled joints in the meantime
Ask drivers not to drag forks or pallets along the floor. Steel tines will mark a good joint over time.
While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it and that takes longer and closes areas for longer.
Traffic, movement and joints around Dundee
Dundee sits close to the coast, within about 2 miles. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, which is why split joints are worth sealing before the edges deteriorate. Dundee has at least three named business or industrial parks inside a 3-mile radius. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.
University campuses such as Abertay University, 0.8 miles south of Dundee, have car parks, paved walkways and building elevations with movement joints. Retail centres such as Wellgate Centre, 0.8 miles to the south-east of Dundee, have floors, service yards and car parks with joints under constant traffic.

What affects the price in Dundee
Each job is priced on its own details. The things that drive the figure:
- How much existing material needs removing
- Travel to remote or island sites
- Any access equipment needed
- The size and state of each joint
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.
What we need to price the job
It doesn’t need to be a full survey. A few details are enough to get going:
- Any dates the work must fit around
- The type of building and who uses it
- Specification clauses that apply
- The postcode of the building
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
Why act early in Dundee
Every jolt over a broken joint passes into the truck, the load and the driver. That means extra wear on wheels and a rougher ride for staff, which nobody budgets for. A properly filled joint smooths the route. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Resealing promptly protects the stone and the interior.
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
Why us?

Your questions answered
Our building in Dundee is near the coast: does that change the sealant?
It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is Kingsway West Retail Park, near Dundee, within your area?
Yes, sites like Kingsway West Retail Park are within our area, along with the rest of Dundee. A few photographs and the unit address let us price the work.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
What information helps you price floor joint sealing?
Send details through our quote form or by email, with the traffic on each area. We then send a fixed quote that shows the products and zones.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Do you offer coloured sealant?
In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We will confirm the colours available for the specified product.
