Fire stopping for Thornwood sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Surface by surface

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance, including keys, permits and any isolations.

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe, and some details add wrapping or a set length of insulation. We follow whatever the detail requires and flag anything we can’t match.

Fire stopping in Thornwood

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, ring 01277 525 020 or email a schedule or drawings with the schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. If you have non-fire-rated filler around services and head-of-wall gaps with no fire seal, we can help, on linear gaps at wall heads, service gaps in risers and joints between fire-resisting walls and floors alike. Most enquiries from Thornwood start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In Scotland’s cities, university, hospital and office estates see services added year after year, and each new run of cable or pipe through a compartment wall needs sealing. New openings are closed with the specified fire-rated product, following its test evidence.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

When something else is needed

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Approving the work on behalf of building control
  • Reviewing a building’s overall fire safety
  • Construction that lacks the fire resistance the seal relies on

If you’re not sure, just speak to us on 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Service gaps in risers

Should maintenance staff do it?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Fire-rated sealing for Thornwood buildings

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail. The area within 2 miles of Thornwood holds plenty of hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

For a site team at a college like Glasgow Clyde College - Anniesland Campus (1 mile north of Thornwood), fire-rated sealing is best scheduled after the summer works. On estates like Meadow Road Industrial Estate, which lies south-east of Thornwood, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. Hospital estates such as Gartnavel General Hospital, 0.8 miles north of Thornwood, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

Thornwood is about 2 miles north-west of Glasgow, in Glasgow. Across the G11 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 171 places in Glasgow, large and small.

Postcode districts covered here: G11, G51 and G12. If your site is on Dyce Lane, Morna Lane and Norby Road or close by, we can quote for service penetrations. Being close to the A739 and A814, Thornwood is straightforward for us to reach. Nearby places we also cover include Broomhill (1 mile north-west), Partick (1 mile east), Partickhill (1 mile north-east), Whiteinch (1 mile west) and Hyndland (1 mile north-east) for service penetrations. Bigger towns within reach include Calton (4 miles east), Langside (4 miles south-east), Yoker (3 miles north-west), Mount Florida (4 miles south-east), Hillpark (4 miles south) and Shawlands (3 miles south-east).

Aftercare for building managers

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Check with the data sheet before painting over fire sealant
  • Record which product was used where
  • Have penetrations checked while they can still be seen
  • Foam or ordinary sealant is never a fire-seal repair

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original unless the designer specifies otherwise.

Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job.

Commercial clients in Thornwood

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Thornwood can form part of a wider programme across Glasgow.

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Pass on the site’s contractor rules when you get in touch.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Preparing the site

  • Have the specification and drawings to hand
  • Let building users know which areas are affected
  • Tell us what induction or permit system the site runs

FAQs: Thornwood

Could you schedule work at a campus like University of Glasgow Gilmorehill Campus for the vacation?

Yes, holiday working periods are the norm on campus jobs. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Can you seal around new services in a hotel near Thornwood?

Yes. We install fire-rated and intumescent sealant where it is specified. We match the product to the wall or floor and the services, and say if something other than sealant is needed.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Can the building stay open while you work?

Normally, yes. Phased work can be planned so areas stay in use.

What will the job cost?

There isn’t a price list, as every site differs. With photographs or drawings, we can give you a fixed quote.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.
