Commercial sealant contractors in G51: how it works
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and in an occupied building failure usually announces itself as a stained ceiling or an unhappy tenant. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in G51. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on window and door perimeters, movement joints in walls and floors and external facade joints, and the failures we’re asked to look at most are shrunken sealant along kitchen worktops and splashbacks and hardened, chalky sealant on south-facing or exposed elevations.
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- We strip the failed bead and prepare both faces of the joint.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Each area is inspected, signed off and backed by our 12-month guarantee.
What you’ll pay
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
Why choose Mastic Doctor
- Workmanship guaranteed for 12 months
- A Constructionline member, so easy to vet
- Health and safety: CHAS accredited
- Work to your specification and the manufacturer’s guidance
Quotes
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.
Local landmarks in Moorepark
Around Moorepark, our work takes us to commercial buildings near St Peter's Boys School, Isabella Elder Rose Garden and St. Gerard's RC Secondary. You will also find Glasgow (under half a mile north-east), Glasgow University Library (1.5 miles north-east) and Craigton Primary School (0.8 miles south-west). Moorepark’s nearest station is Dumbreck station, roughly 0.9 miles south-east of the centre. Other landmarks nearby include Partick Castle (0.9 miles north) and Glasgow Science Centre (0.7 miles east). For a walk, there’s Kilmardinny.
Shops, offices and hotels in G51
Across G51, from Renfrew, Partick and Thornwood to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days.
Moorepark: Units at places like West End Retail Park, 1.2 miles to the north of Moorepark, are refitted as brands change, and the joints have to suit each new scheme. A hotel such as Glasgow Urban Hotel (to the south-east of Moorepark) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Surface by surface
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it.
Fire-rated seals where specified
Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services and gaps.
After the work
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:
- Check joints after other trades have worked nearby
- Have extract fans checked so wet areas dry out
- Log reseals in the O&M or maintenance records
- On pre-2000 buildings, share the asbestos information before work starts
Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.
Sealant installed at the same time typically fails in sequence. The first failures are often a warning about the rest, so it makes sense to look at the wider elevation or block. We can assess the lot and suggest what to do now and later.
Site staff or a sealant specialist?
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Cost factors for sealant joints
Before we quote, we look at:
- Site requirements such as inductions and permits
- Whether old sealant has to be cut out first
- Phasing around occupants
- Any access equipment needed
Pricing sealant joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.
What to include in your enquiry
For an accurate fixed quote, we need to understand the site. Send us:
- Whether the building will be occupied during the work
- Anything awkward about access or site hours
- Drawings or a marked-up plan, if available
- The asbestos register, for older buildings
Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.
What we’re called out for in G51
If only one face has lost its grip, that’s an adhesion failure. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. We see it often where joints were sealed in a hurry.
Common reasons buildings call us in:
- Frame sealant that has cracked, shrunk or pulled away
- Untidy joints in a reception, shop floor or lobby
- Water staining near frames, panels or ceilings
- Shrunken sealant along kitchen worktops and splashbacks
FAQs: G51
What site paperwork can you provide?
The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
What do you need from us to quote?
Photos, drawings or a schedule of the joints are typically enough to start through the quote form on this site. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.
How many days will you need on site?
It depends on the scope, but the work usually takes a few hours to several days on most single sites, depending on joint lengths and access. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
Does commercial sealant work come with a guarantee?
Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.
Is it OK to apply fresh sealant over existing beads?
Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
