Commercial sealant contractors across G12: what to expect

Most of the buildings we seal stay open while we are there. Work is scheduled around the site hours and access windows you give us. That applies whether the building is an office, a shop, a hotel, a college or a care home. We work on movement joints in walls and floors, floor and threshold joints and window and door perimeters, and what we are called in for most is smeared sealant across finishes from a rushed job and black mould through washroom sealant that won’t clean off.

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Where commercial joints are in G12

Commercial buildings across G12 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building.

Hillhead: Shops and cafés around stations like Partick station (0.9 miles west of Hillhead) trade from early, so work is timed around them. Sites a few miles apart, such as Finnieston Business Park and Oakbank Industrial Estate, can share one programme and one point of contact.

How the job changes by surface

Fire-rated seals where specified

Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services, so we’ll flag it if the detail needs a different product.

Facade and cladding joints

On a facade, a failed joint is often only visible close up. Photos from a closer viewpoint help us price, with colours confirmed for the product chosen.

What sets the cost

These are the things that shape the price:

  • How much existing material needs removing
  • How much there is to seal
  • Induction, permit and paperwork requirements
  • Whether the work must be split into stages

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

What we need to price the job

There’s no need for a formal survey. A few details are enough to get going:

  • Access details, including height
  • Approximate linear metres or a joint schedule
  • Any dates the work must fit around
  • What the building is and how it’s used

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Building owners, agents and FMs in G12

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in G12 can sit alongside others in a wider programme.

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • On pre-2000 buildings, share the asbestos information before work starts
  • Deal with small splits before they become leaks
  • Keep washroom and kitchen extraction working
  • Ask cleaners to use a soft cloth and mild cleaner on sealant

We stand behind the workmanship with a 12-month guarantee. Keep the handover details with your O&M or maintenance records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Environmental health officers look at how cleanable surfaces are, which makes sound joints worth keeping on top of.

Signs you need commercial sealant contractors

If sealant tears through its centre, it has failed cohesively. That normally means the joint stretched further than the product could cope with: a bead laid too thin, an over-stretched joint or the wrong movement class. Replacing it like for like rarely holds.

It’s worth sending us details if you spot any of the following:

  • Shrunken sealant along kitchen worktops and splashbacks
  • External beads that have gone brittle and cracked
  • Leaks that seem to come through a sealant line
  • Smeared sealant across finishes from a rushed job

Common questions from G12 clients

Is your work guaranteed?

The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.

Will the building have to shut during the work?

It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we will work around it.

Do you work in G12?

Yes. We cover G12 and the rest of Glasgow, within our coverage of Greater London, South East England and Scotland. To discuss a job, phone 01277 525 020 or email us.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
