Fire stopping near Hyndland

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

How the quote is worked out

To price the job, we consider:

  • Location, for remote and island sites
  • How much existing material needs removing
  • The site’s rules and procedures
  • The product specified

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Before you send an enquiry

However big the job, the same details help:

  • Any dates the work must fit around
  • Whether the building will be occupied during the work
  • Photos of the joints, close up and from further back
  • The site address and postcode

For a fixed quote, phone 01277 525 020 or send photos by email, telling us the site location and the nature of the job. Our quote form is another easy route.

Fire stopping in Hyndland

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, and they are easy to forget. Those on your schedule are closed with the specified product. We work on small duct penetrations where the tested detail allows, service gaps in risers and pipe penetrations, and the usual reasons a site gets in touch are openings found when ceilings come down for a refit and non-fire-rated filler around services. One point of contact handles commercial sealant work in Hyndland from the first photographs to the final walk-round, whether it’s one building or several.

Large city estates in Scotland, from universities to hospitals and offices, are re-serviced constantly, and each new run of cable or pipe through a compartment wall needs sealing. New openings are closed with the specified fire-rated product, following its test evidence.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Honest limits

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Plastic pipes whose detail calls for a collar or wrap
  • Construction that lacks the fire resistance the seal relies on
  • Writing the fire-stopping specification

If in doubt, call 01277 525 020 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Service gaps in risers

Why act early in Hyndland

The longer openings stay, the more there tend to be: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable. In a Scottish city, access often needs scaffold, permits or factor approval, so it makes sense to renew every failing joint while it’s in place.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Why appoint us

  • Old sealant cut out, never sealed over
  • Products installed to the manufacturer’s instructions
  • One phone line for London, the South East and Scotland
  • Commercial sealant work since 2005

FAQs: Hyndland

Do you cover business parks and estates near Hyndland, such as West End Retail Park?

Yes. We cover Hyndland and the area around it, including industrial estates, business parks and retail parks such as West End Retail Park. A few photographs and the unit address let us price the work.

Can you work around term dates at a campus such as University of Glasgow Gilmorehill Campus?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.

Is BS 476 being phased out?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, subject to the Government’s transitional arrangements. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.

Can you tell us what fire stopping our building needs?

No. The specification comes from your designer, fire engineer or building control. Our role is fitting the specified fire-rated sealant, following the maker’s tested details.

Do you need to see the site first?

It depends on the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs usually get a visit.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Diagnose, treat, sign off

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.

  1. We read the specification, drawings or penetration schedule you send.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

  • Flag any permit to work we’ll need
  • Clear stock, furniture or equipment away from the joints
  • Tell us which areas need to stay in use

Advice

Aftercare for building managers

Once the work is signed off, a little attention goes a long way:

  • File the specified details where the next contractor can find them
  • Arrange inspection before areas are covered up
  • Check risers and ceiling voids after each round of works
  • Don’t let anyone top up a fire seal with the wrong product

Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail, by someone who knows the system.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.

When to call us in Hyndland

Most open service penetrations are left by later work. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

Site and facilities staff are often the first to spot these:

  • Builders’ foam or ordinary silicone in compartment walls
  • Fire sealant pulled out of the opening
  • Improvised or mixed-product fire seals
  • Open linear gaps along the top of fire-resisting walls

Wherever services are added at a hospital such as Gartnavel General Hospital, under half a mile north-west of Hyndland, the compartment line has to be made good with the specified product.

What your quote should include

  • What the guarantee covers, and for how long
  • How they handle RAMS and site documents
  • Their pre-qualification and accreditations
  • Who will actually carry out the work

Fire stopping in Hyndland: the local picture

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install what’s specified, to the product’s tested detail. There are plenty of hotels within about 2 miles of Hyndland. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

Campus buildings at universities such as University of Glasgow Gilmorehill Campus, 1 mile south-east of Hyndland, see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified. Colleges such as Glasgow Clyde College - Anniesland Campus (0.6 miles north-west of Hyndland) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

Hyndland is about 2 miles north-west of Glasgow, in Glasgow. Anywhere in G11, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Our Glasgow coverage takes in 171 places.
