Fire stopping for commercial buildings in Mount Florida

No fire sealant works on its own: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. We match each opening to that detail before any sealant goes in. The enquiries we see most involve penetration schedules that need working through and open linear gaps along the top of fire-resisting walls, across pipe penetrations, cable penetrations and joints between fire-resisting walls and floors. A specialist sealant contractor works differently from a general builder: on jobs in Mount Florida, preparation and product choice get the time they need.

Older stone and tenement buildings in Scotland’s cities have usually been re-serviced many times. Wall type and service type decide the product, so both are checked before sealing.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Ask the designer to confirm details early on refits
  • Have penetrations checked while they can still be seen
  • File the specified details where the next contractor can find them
  • Ask which product is in place before decorating

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original, or a new specification from the designer.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

Compartment walls and floors in Mount Florida

The area within 2 miles of Mount Florida holds several hotels. In hotels, bedroom and corridor walls are usually fire-resisting, so services added in a refit need sealing with the specified product. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

Colleges such as Glasgow Clyde College - Langside Campus, less than half a mile north-west of Mount Florida, add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product. For a unit at a site such as Southpoint Industrial Estate (1.3 miles north of Mount Florida), new power or data runs between office and warehouse can breach a compartment wall. On a hospital site such as New Victoria Hospital (0.5 miles north-west of Mount Florida), fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

When it isn’t the sealant

Honesty saves time and money. Fresh joints won’t solve:

  • Walls or floors that aren’t fire-resisting to begin with
  • Deciding what a wall or floor needs, which belongs to the designer
  • Large openings beyond what any sealant detail covers

If in doubt, give us a call on 01277 525 020 or use the quote form and we will say what we think before you book.

Joints and surfaces we work on

  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors

Why act early in Mount Florida

Sealing behind the M&E trades area by area beats a sweep at the end. Openings are visible, access is open and nothing has to be taken down and each detail can be checked as we go. In a Scottish city, access often needs scaffold, permits or factor approval, so it makes sense to renew every failing joint while it’s in place.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Surface by surface

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed and the installation has to fit inside those limits.

Risers and ceiling voids

Voids hide a lot of unsealed openings. We follow your schedule area by area.

Mount Florida: questions and answers

Can you work on a hospital site such as New Victoria Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Do you work in occupied care homes around Mount Florida?

Yes. We agree rooms and times with the manager and work a few areas at a time. Tell us about any infection-control or safeguarding requirements and we’ll work to them.

Do you design or specify fire stopping?

No, that isn’t our role. Once you have a specification, we can price and install the sealant elements of it and point out anything needing another product.

How long before the joints can be used?

We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

Is it fine to apply new sealant on top of old?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

How many days will you need on site?

The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.

Our process

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Before we start on site

  • Tell us which areas need to stay in use
  • Have the specification and drawings to hand
  • Share the asbestos register for older buildings

General trades versus a specialist

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
