Expansion joint sealing near Thornwood

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Signs you need expansion joint sealing in Thornwood

When the movement exceeds the sealant’s capability, the bead tears. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. The same product in the same joint tends to fail again unless width and product are reviewed.

Site and facilities staff are often the first to spot these:

  • Joints packed with grit and debris
  • Torn sealant in brick or block movement joints
  • Hardened, cracked sealant on exposed facades
  • Damp inside where a wall movement joint has failed

Across sites such as West End Retail Park, less than half a mile to the east of Thornwood, floor and movement joints can be sealed in phases so units keep working.

Our contractor checklist

Expansion joint sealing in Thornwood

Mastic Doctor has sealed movement joints since 2005, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on car park decks and ramps, blockwork control joints and brickwork movement joints, and the usual reasons a site gets in touch are movement joints with split or torn sealant and brittle, chalky sealant on external joints. Most enquiries from Thornwood start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

In Scottish cities, where newer extensions meet older stone buildings, movement joints take the difference. Those joints need a sealant with the right movement capability, sized to the gap.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Diagnose, treat, sign off

We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Preparing the site

  • Flag any permit to work we will need
  • Share your working hours and any access restrictions
  • Agree which areas must stay open

Advice

Building owners, agents and FMs in Thornwood

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Proprietary pre-formed expansion joint systems
  • A joint that has to be widened or re-detailed before it can work
  • Concrete or masonry repairs along the arrises

If in doubt, give us a call on 01277 525 020 or email the details over and we’ll say what we think.

Surfaces we seal

  • Podiums and floor movement joints
  • Cladding panel joints
  • Precast concrete panel joints
  • Car park decks and ramps
  • Blockwork control joints
  • Brickwork movement joints

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Thornwood: questions and answers

Is a hospital such as Gartnavel General Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Must our site in Thornwood stop work while the joints are done?

In most cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.

Do the joint edges need to be sound before sealing?

A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. Where it’s visible beforehand, we will say so when we quote.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

What’s the difference between an expansion joint and a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing and both need a flexible seal.

Are you CHAS accredited?

Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

What affects the price in Thornwood

A fixed quote reflects the actual work. It takes account of:

  • Whether the work must be split into stages
  • The size and state of each joint
  • Any access equipment needed
  • Location, for remote and island sites

Pricing movement joints depends on quantities, condition and access. Ask us for a fixed quote.

What we need to price the job

Good information means a firmer quote. When you get in touch, include:

  • When you need the work done
  • The asbestos register, for older buildings
  • Rough lengths or quantities, or drawings if you have them
  • Access details, including height

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

Joints that move: notes for Thornwood

The west of Scotland, where Thornwood is, gets more rain than the east. Open joints in external slabs take a lot of water. External sealing is booked for dry spells, with some give in the dates. Thornwood has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

For a school such as Thornwood Primary School, playground and building joints can be done in the holidays. On industrial estates such as Meadow Road Industrial Estate, under half a mile to the south-east of Thornwood, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic.
