Different surfaces, different methods
Metal pipes
Heat travels along metal pipework, and the tested detail may ask for insulation beyond the wall. If the detail needs something beyond sealant, we tell you.
Risers and ceiling voids
Openings above suspended ceilings are easy to miss. We follow your schedule area by area, and note anything we find that isn’t on it.
How we handle fire stopping in Glasgow
Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail, not a rule of thumb. We work on pipe penetrations, small duct penetrations where the tested detail allows and linear gaps at wall heads, and the failures we’re asked to look at most are expanding foam used as fire stopping and damaged fire seals in risers and voids. A single leaking joint is often how a building in Glasgow first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
Tenement blocks and converted stone buildings in Scottish cities often hide old service routes through walls and floors. Wall type and service type decide the product, so both are checked before sealing, and design questions go to the designer or verifier.
We stand by our work with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.
When it isn’t the sealant
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Signing off or certifying a building’s fire stopping
- Designing or specifying fire stopping, which sits with the designer or fire engineer
- Gaps in walls that were never built as compartment walls
If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

Fire-rated sealing for Glasgow buildings
There are four care or nursing homes within about 2 miles of Glasgow. Care homes rely on fire-resisting walls and floors, and maintenance work that breaks through them leaves openings to seal. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. We install what’s specified, to the product’s tested detail.
For a unit at a centre such as Princes Square, 0.8 miles east of Glasgow, penetration seals are worth checking after each shop fit. At a college such as City of Glasgow College - Riverside Campus, which lies east of Glasgow, checking penetration seals after summer M&E works is good practice. For a unit at a site such as Kingston Bridge Trading Estate, which lies south-west of Glasgow, new power or data runs between office and warehouse can breach a compartment wall.

Common questions from Glasgow clients
Do you seal service penetrations in hotels around Glasgow?
Yes, where fire-rated sealant is the specified product. Each seal follows the tested detail, and rooms are done in turn.
Can work in a care setting near Glasgow go ahead while residents are there?
Yes, with the manager deciding the order and timing of rooms. Noise and disruption are kept to a minimum.
How do you deal with asbestos in old sealant?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Are you fully insured?
Yes. Mastic Doctor is fully insured, public liability included.
What about RAMS and site documents?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.
Do you take on multi-site work?
Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.
Which sealant will you use?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Commercial clients in Glasgow
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.
Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
Our process
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For premises in Glasgow, tell us about access times, shared entrances and any building rules, so the work can be phased and areas kept in use.
- We start with your penetration schedule, drawings or specification.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out first.
- Backing and fire-rated sealant are installed to the detail and tooled.
- Anything outside the detail is reported to you rather than sealed.
Preparing the site
- Let us know about inductions and permits
- Let building users know which areas are affected
- Move anything stored against the joints

Advice
Aftercare for building managers
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Settle who seals which penetrations at the start of a project
- Leave fire sealant to cure fully before covering it
- Have penetrations checked while they can still be seen
- Flag new cables with no seal around them
Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail, by someone who knows the system.
Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.
Why act early in Glasgow
Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.
