Mastic and sealant across Glasgow

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How commercial sealant contractors works in Glasgow

A reseal stands or falls on the preparation underneath it. Old silicone gives new sealant nothing to grip, so every trace of it is removed, then both faces are cleaned back to sound, dry material with no dust or grease on them. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. The enquiries we see most involve frame mastic that has hardened and come away from the wall and expansion joints with the sealant torn out, on external facade joints, floor and threshold joints and movement joints in walls and floors.

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work normally takes anything from part of a day on a short run of joints to several weeks on a large phased package.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Shops, offices and hotels in Glasgow

In Glasgow, much commercial sealant work follows refits in shops, offices and hotels in places such as Hillhead, Dowanhill and Woodlands. Where the joint is on show, a colour that suits the finish is part of the job.

Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building.

Glasgow: If you run a unit on an estate such as Kingston Bridge Trading Estate (under half a mile south-west of Glasgow), the trade counter, offices and staff facilities have joints to look after as well as the warehouse. In hotels such as Glasgow Argyle Hotel, under half a mile north-east of Glasgow, refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Why deal with it now?

Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Every quote we give includes full removal and preparation.

What your quote should include

  • Which product they’ll use, and why it suits the joint
  • What site paperwork they can supply
  • How they’ll work around occupants
  • How joint depth will be controlled

Doing it in-house

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

Common problems we fix in Glasgow

Every sealant joint is a maintenance item. Its life comes down to movement, UV and weather, how it’s cleaned, how much traffic passes it and what was used in the first place. On a busy commercial site several of those pile up at once, so periodic inspection matters more than any date on a schedule.

What tends to prompt an enquiry:

  • Water staining near frames, panels or ceilings
  • Greasy, split joints in a kitchen or tea point
  • A top-up bead over failed sealant, now lifting
  • Mouldy silicone around WCs, urinals and vanity tops

For managing agents and facilities managers

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Glasgow. One quote can cover more than one site, which keeps the paperwork simple.

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Surface by surface

Washrooms and toilets

Mould that has grown into washroom sealant can’t usually be cleaned out. The lasting answer is removal, preparation and a new sanitary bead, planned so the building keeps enough facilities in use.

Shop fronts and retail fit-outs

Retail work normally has to fit around trading. Tell us your trading hours and access windows and we’ll plan around them, phasing areas so the shop floor stays usable.

Common questions from Glasgow clients

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

What do you need from us to quote?

Send photographs, drawings or a list of locations. If a visit is needed we will book one, and a fixed quote follows.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Can you supply RAMS and insurance details?

The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.

Is it OK to apply fresh sealant over existing beads?

Full removal is part of every quote. A bead laid on old silicone peels away and isn’t worth paying for.

What guarantee do you give on resealing?

Each job sits under our 12-month guarantee. Keeping joints clean and inspected helps them last well beyond that.
