About our fire stopping in Kirn

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4, with results classified under BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. So our job is to reproduce that arrangement faithfully. We work on pipe penetrations, joints between fire-resisting walls and floors and linear gaps at wall heads, and what we are called in for most is open linear gaps along the top of fire-resisting walls and openings left by services added after handover. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Kirn is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Around smaller places such as Kirn, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Questions about Kirn

Is hospital work, at somewhere like Cowal Community Hospital, something you do?

Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Kirn too far out for you?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

What changes on 2 September 2029?

For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. In Scotland, the Technical Handbook sets its own guidance, including clause 2.1.14 on service penetrations.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

What do you charge?

That depends on the job: quantities, access, the product and any phasing. Call for a quote and we’ll price it properly.

Can weather delay the job?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Where services cross fire walls in Kirn

The area within 2 miles of Kirn holds plenty of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

Older community buildings such as Kirn Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification. For a hotel such as Ardenslate House Hotel, which lies north of Kirn, penetration seals are worth checking after any refit or services upgrade. In a school such as Kirn Primary School, fire-rated sealant goes in around service penetrations where it is specified.

Kirn is about 4 miles west of Gourock, in Argyll and Bute. Anywhere in PA23, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Our Argyll and Bute coverage takes in 124 places, large and small. For work in that direction, see our Glasgow page, about 26 miles away.

We take on service penetrations across the PA23 postcode area, whatever the building. We cover commercial and managed buildings on Ard Mhor, Kirn Brae and Ash Gardens. If your building is just outside Kirn, we cover Hunters Quay (1 mile north-east), Dunoon (1 mile south-west), Sandbank (2 miles north-west), Strone (2 miles north) and Bullwood (2 miles south-west). Bigger towns within reach include Helensburgh (8 miles north-east), Rothesay (10 miles south-west), Cardross (10 miles east), Rhu (6 miles north-east), Garelochhead (9 miles north) and Port Bannatyne (9 miles south-west). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

What happens if it’s left?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. Putting it right is typically a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

What a job costs comes down to how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote once you have the details.

How a job runs

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Travel to smaller Scottish places like Kirn is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Tell us what induction or permit system the site runs
  • Agree which areas must stay open

Honest limits

Some faults sit outside our scope, and we say so rather than covering them up:

  • Fire risk assessments, a job for a competent assessor
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Approving the work on behalf of building control

If you’re not sure, just call the office on 01277 525 020 or email a schedule or drawings and we will give you a straight answer.

Joints and surfaces we work on

  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors

What the job involves on each surface

Small ducts

We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.

Risers and ceiling voids

Voids hide a lot of unsealed openings. We work through the areas on your schedule methodically.

Site staff or a sealant specialist?

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
