Compartment walls and floors in Cardross
Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified.
Refits at places like Clydebuilt Shopping Park (to the south-west of Cardross) often reroute services through walls between units. Wherever services are added at a hospital such as Dumbarton Joint Hospital (2.5 miles south-east of Cardross) the compartment line has to be made good with the specified product. For a building such as Parish Church, new heating or data runs are the usual reason penetrations need sealing.
Cardross is about 3 miles north of Port Glasgow, in Argyll and Bute. We send applicators to Cardross for service penetrations. Our Argyll and Bute coverage takes in 124 places, large and small. Glasgow is covered too, around 17 miles from Cardross.
Work on service penetrations is covered throughout G82, whatever the building. For a building on Station Road, Muirend Road and Fernie Gardens or nearby, send details and we’ll quote for service penetrations. Nearby places we also cover include Colgrain (2 miles north-west), Woodhall (2 miles south), Castlehill (2 miles south-east), Port Glasgow (3 miles south) and Bogston (3 miles south-west). Further afield, our area takes in Helensburgh (4 miles north-west), Dunoon (11 miles west), Rhu (6 miles north-west), Garelochhead (11 miles north-west), Sandbank (11 miles west) and Innellan (13 miles south-west). Among the larger centres in Argyll and Bute is Cardross, and its commercial and public buildings are all within our area.

Fire stopping in Cardross, done properly
Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail. We work on linear gaps at wall heads, joints between fire-resisting walls and floors and cable penetrations, and the usual reasons a site gets in touch are old intumescent sealant that has split away and snag lists that include open service penetrations. For commercial sealant work in Cardross, you deal with one contact from quote to sign-off, whether it’s one building or several.
Refurbishments in small hotels, schools and care homes around places like Cardross can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Common questions from Cardross clients
Is a smaller place like Cardross outside your area?
No. Places such as Cardross are covered as much as the big towns. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.
Can you take on a job at a hospital such as Dumbarton Joint Hospital?
Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Do you need to see the site first?
That depends on the size and complexity of the job. Simple work can often be priced from photos, and bigger or more complex jobs normally get a visit.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Can you follow the specification on our project?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Can the sealant be colour-matched?
That depends on the product specified. Some ranges are wide, others limited, so the available colours are confirmed with the quote.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
Should maintenance staff do it?
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Looking after the joints
Once the work is signed off, a little attention goes a long way:
- Report damaged or disturbed seals as soon as they’re spotted
- Don’t let anyone top up a fire seal with the wrong product
- Have penetrations checked while they can still be seen
- Record which product was used where
After the work, brief anyone else working in the area that the openings are now sealed. Any seal cut back for a new service needs reinstating to its tested detail.
Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.
How the job changes by surface
Drylining partitions
Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range.
Linear joints
Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement.
Owners, agents and contractors
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.
