About commercial sealant contractors in Argyll and Bute
Pricing a commercial reseal is a short process. Our quote form takes photos, drawings or a schedule of the areas; you can also give us a call on 01277 525 020 or send photos by email with the details. If the joints need seeing in person, a site visit comes first, followed by a fixed quote rather than an estimate that drifts. Site teams most often ask us about frame mastic that has hardened and come away from the wall and damp patches where an external joint has failed, on floor and threshold joints, movement joints in walls and floors and window and door perimeters.
In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before the next one starts.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.
Why appoint us
- Fully insured
- Matching to RAL references, product permitting
- Colours confirmed for the specified product
- Constructionline member
Quotes
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.
What’s near Helensburgh
We work on buildings around Lomond School, The Henry Bell pub and St Joseph's R.C. Church and the streets around them. There’s a railway station in Helensburgh itself: Helensburgh Central station. Other landmarks nearby include Ardencaple Castle (1.3 miles west) and Victoria Infirmary (0.5 miles south-east). Green spaces nearby include Lyle Hill.
Commercial sealant contractors across Argyll and Bute: the area picture
Commercial buildings across Argyll and Bute range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Work in Argyll and Bute comes under Scotland’s own building standards and technical handbooks. Our part is sealing to the specification, whatever the building. In the parts of Argyll and Bute near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.
Helensburgh: For a hotel such as Commodore Hotel, 0.8 miles to the west of Helensburgh, the colour of a joint at the bar or the bath matters to the look of the room. Offices and shops close to stations such as Helensburgh Central station (to the south-west of Helensburgh) tend to be busy all day, so sealant work is planned around opening hours.
Different surfaces, different methods
Shop fronts and retail fit-outs
Retail work usually has to fit around trading. Tell us your trading hours and access windows and we’ll plan around them, phasing areas so the shop floor stays usable.
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services and gaps, and we’ll tell you if the detail calls for something else.
What sets the cost
Your fixed quote is built from the real scope. It allows for:
- The product specified
- Joint width, depth and condition
- Whether the work must be split into stages
- The site’s rules and procedures
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.
Sending details for a quote
Whether it’s one area or a whole building, these details speed things up:
- Rough lengths or quantities, or drawings if you have them
- Specification clauses that apply
- The postcode of the building
- Any dates the work must fit around
Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.
Why deal with it now?
On many buildings the mastic was done by whichever trade was on site. Choosing the product, setting the depth and preparing the faces are what a specialist brings, and they’re where most failures begin. You notice the difference years later, not on the day.
What your quote should include
- Will CSCS-carded applicators be on site?
- The terms of the workmanship guarantee
- How they handle RAMS and site documents
- Health and safety accreditation such as CHAS
Doing it in-house
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Honest limits
Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:
- Old mastic that tests positive for asbestos
- Broken glass or blown double-glazed units
- Water from a services leak rather than a joint
Argyll and Bute: questions and answers
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.
How long does a job like this take?
The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited and a Constructionline member.
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing.
