Fire stopping across Medway: what to expect

A fire-rated sealant is only one part of a tested system: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. We match each opening to that detail before any sealant goes in, and we say so if it doesn’t fit. We work on pipe penetrations, service gaps in risers and linear gaps at wall heads, and the failures we are asked to look at most are hidden openings found during inspections and openings left by services added after handover.

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Landmarks near Gillingham

Around Gillingham, our work takes us to commercial buildings near The Robert Napier School, Featherby Junior School and The Robert Napier School. Nearby too are Holy Trinity Church (under half a mile north-east), The Star pub (0.6 miles west) and Ambley Wood (0.8 miles south). The closest station to Gillingham is Gillingham (Kent) station, roughly 1.5 miles north-west of the centre. Well-known places in the area include Medway Maritime Hospital (1.6 miles west) and Six Poor Travellers House (3.3 miles west). The countryside around Gillingham includes Blue Bell Hill and Bishop Saltings.

Fire stopping across Medway: the area picture

Fit-outs and M&E works in places such as Gillingham, Chatham and Rochester are a common reason fire stopping gets breached. We work to the specification and the manufacturer’s installation guidance, and say if the detail calls for something other than sealant.

Around the motorway corridors of the South East, business parks and industrial estates are common, and Medway is part of the area we cover. Parts of Medway lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.

Gillingham: Offices at parks like Gillingham Business Park, 0.5 miles to the south of Gillingham, are re-cabled with each new tenant, and compartment walls need sealing afterwards to the tested detail. In a retail centre such as Parkwood Shopping Centre, 1.8 miles to the south-east of Gillingham, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

Why deal with it now?

It is cheaper to seal service penetrations as each services package finishes than to come back for them later. While the area is still open, every opening is easy to see and reach.

Quoting for work in Medway

The price varies from site to site. It mainly depends on:

  • Whether the work must be split into stages
  • Removal of failed or old sealant
  • The total length or number of joints
  • How accessible the joints are

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Sending details for a quote

We can often quote from photos and a few details. Please tell us:

  • The asbestos register, for older buildings
  • Clear photographs of the problem areas
  • Approximate linear metres or a joint schedule
  • The type of building and who uses it

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

After the work

To get the most from the new sealant:

  • Record which product was used where
  • Don’t let anyone top up a fire seal with the wrong product
  • Look above ceilings when tiles are lifted for other jobs
  • Have penetrations checked while they can still be seen

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original unless the designer specifies otherwise.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.

Honest limits

Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on
  • Fire doors, dampers or other fire safety equipment

Different surfaces, different methods

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point against the detail’s limits.

Linear joints

Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement, along the full length of the run.

Your questions answered

Is your workmanship covered by a guarantee?

Yes. Workmanship is guaranteed for 12 months.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Which standards are fire seals tested to?

In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. An EI 60 seal kept its integrity and insulation for 60 minutes as tested and the installation has to match the test.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

What do you charge?

Each job is quoted on its own details. For yours, call 01277 525 020 or email a schedule or drawings with a description of the work.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
