Facade Sealing in Medway

For any site across Medway, we cover facade sealing in all 54 towns and villages, with a fixed quote and a 12-month guarantee.

Need facade sealing in Medway?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Our facade sealing service in Medway

We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure on commercial buildings in Medway. Where sealant is the specified fix, we also take on coping and flashing joints. We work on perimeter joints where frames meet the structure, cladding panel joints and stone and brick facade joints, and the usual reasons a site gets in touch are perimeter sealant that has split or peeled away and discoloured or dirty facade joints.

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

What’s near Gillingham

Around Gillingham, our work takes us to commercial buildings near The Robert Napier School, Featherby Junior School and The Robert Napier School. Other local landmarks include Holy Trinity Church (less than half a mile north-east), The Star pub (0.6 miles west) and Ambley Wood (0.8 miles south). The closest station to Gillingham is Gillingham (Kent) station, about 1.5 miles north-west of the centre. Well-known places in the area include Medway Maritime Hospital (1.6 miles west) and Six Poor Travellers House (3.3 miles west). Not far away are Blue Bell Hill and Bishop Saltings.

Building work around Medway

From Gillingham, Chatham and Rochester to smaller places across Medway, main contractors and developers need mastic packages for new build and refurbishment. Window and door perimeters, facade and cladding joints and internal sealant are sealed to the specification and the programme.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and Medway is part of the area we cover. Parts of Medway lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and joint preparation matter more there.

Gillingham: Further education sites such as MidKent College Gillingham Campus, 2.1 miles to the north-west of Gillingham, are extended and refurbished from time to time, with mastic often programmed into the summer break. Building work at universities like University of Greenwich - Medway (2.4 miles north-west of Gillingham) is often timed for the summer, mastic included.

Keeping the joints sound

Problems stay small when the joints are checked regularly. Specifically:

  • Ask about asbestos in pre-2000 mastic
  • Don’t wait for a second leak before calling
  • Share access with other external trades
  • Avoid harsh cleaners on facade sealant

Hold back any cleaning crew until the joints have had their stated cure time. Pressure washers and harsh cleaners can damage a fresh bead.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it.

Honest limits

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Replacing glass or failed glazing units
  • Arranging specialist high-level access, which is planned with the client
  • Water getting in through cracked render or porous masonry

How the job changes by surface

Perimeter joints at frames and structure

Perimeter joints at frames often show their age first. They are cut out, cleaned, backed and resealed using a sealant classified for that use.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. We cut out failed joints along their full length and rebuild them with backing and a facade-grade sealant.

Why it fails

Product choice matters: an acetoxy cure can mark stone or corrode some metals, and interior products break down outdoors. Neutral-cure, facade-grade products are what most external joints need.

Common reasons buildings call us in:

  • Leaks at window and door perimeters
  • Perimeter sealant that has split or peeled away
  • Cold air coming in at window perimeters
  • Hard, chalky sealant that no longer flexes

Site staff or a sealant specialist?

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common questions from Medway clients

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

Can one quote cover more than one building?

Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.

What do you charge?

It depends on the job: quantities, access, the product and any phasing. Call for a quote and we’ll price it properly.

How do I request a quote?

You can use the quote form on this site; alternatively, phone 01277 525 020 or email us. Photos, drawings or a joint schedule help us quote quickly.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Can you quote from photographs?

That depends on the size and complexity of the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
