Commercial sealant contractors in ME5: how it works
A reseal stands or falls on the preparation underneath it. Old silicone gives new sealant nothing to grip, so every trace of it is removed. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead and the joint depth is controlled with backing rod. The enquiries we see most involve black mould through washroom sealant that won’t clean off and layers of sealant, all of them failing, on floor and threshold joints, kitchen worktops and splashbacks and washrooms and tea points.
Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What you’ll pay
No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
What you get with us

Commercial premises across ME5
The commercial stock in ME5 mixes older town-centre buildings with newer offices and units, in places such as Gillingham, Chatham and Luton and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Around the motorway corridors of the South East, business parks and industrial estates are common, and ME5 is part of the area we cover. In the parts of ME5 near the sea, the elevations facing the weather are where sealant gives up first.
Chatham: For a retailer at a site such as Horsted Retail Park, which lies west of Chatham, the joints clients see are as much part of the fit-out as the shelving. A hotel such as Bridgewood Manor Hotel (to the south-west of Chatham) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Work for main contractors and building owners
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
When something else is needed
We check first that sealant really is the fix. It won’t put right:
- Faulty windows rather than failed perimeter sealant
- Structural cracks or movement the joints weren’t designed for
- Old mastic that tests positive for asbestos
Different surfaces, different methods
Fire-rated seals where specified
Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, and we’ll tell you if the detail calls for something else.
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.
What we’re called out for in ME5
If only one face has lost its grip, that’s an adhesion failure. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. It’s one of the commonest faults we find on earlier work.
It’s worth sending us details if you spot any of the following:
- Water staining near frames, panels or ceilings
- Expansion joints with the sealant torn out
- Untidy joints in a reception, shop floor or lobby
- Greasy, split joints in a kitchen or tea point
Why deal with it now?
Sealant is often treated as an afterthought by the trade that fitted the element. A specialist applicator takes care of product choice, joint depth and preparation. You notice the difference years later, not on the day.
What your quote should include
- What the guarantee covers, and for how long
- Whether their applicators hold CSCS cards
- Will RAMS and insurance details be available?
- Their plan for phasing and protecting the area
Your questions answered
When can the area be used after sealing?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
What site paperwork can you provide?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
How is commercial sealant work priced?
The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.
Which sealant will you use?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
When is resealing likely to be due?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Do you work for facilities managers and managing agents?
Yes. FMs, managing agents and landlords are among our regular clients. Tell us how you issue work and we’ll fit in.
