Need sealant work in ME2?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Our commercial sealant contractors service in ME2

A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Primer is used wherever the manufacturer calls for it on that surface, and a backing rod limits the depth to give the sealant room to work. Site teams most often ask us about earlier reseals applied straight onto the failed bead and frame mastic that has hardened and come away from the wall, on window and door perimeters, movement joints in walls and floors and kitchen worktops and splashbacks.

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you’ll pay

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Shops, offices and hotels in ME2

In ME2, much commercial sealant work follows refits in shops, offices and hotels in places such as Rochester, Strood and Rochester Riverside. Visible joints call for a matched colour and a clean tooled finish.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in ME2 starts with access, parking and site rules. Coastal places in ME2 often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Rochester: Shop fits at places like Strood Retail Park, less than half a mile to the north-west of Rochester, leave counters, frontages and floor edges where the sealant colour is part of the finish. Occupiers with premises at both Strood Retail Park and Castle View Business Centre could have the sealant at each handled under one quote.

What affects the price in ME2

A fixed quote reflects the actual work. It takes account of:

  • Induction, permit and paperwork requirements
  • Whether old sealant has to be cut out first
  • Backing rod, priming and other preparation
  • The product specified

A quote for sealant joints depends on quantities, condition and access, and any specification that applies. Call for a quote.

Before you send an enquiry

However big the job, the same details help:

  • The product your specification calls for
  • Access details, including height
  • Clear photos of the problem areas
  • Approximate linear metres or a joint schedule

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to phone 01277 525 020 or send photos by email with what you know.

Different surfaces, different methods

Washrooms and toilets

Black sealant in a toilet block is normally beyond cleaning. Replacement is the fix: strip, clean, dry and reseal, room by room if that suits the building.

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Why deal with it now?

Patching the worst lengths can be the right call on a tight budget. Where the remaining sealant is just as old, it tends to fail soon after, and a second visit means paying for access and set-up again. We can price both options so you can decide on the facts.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • Will CSCS-carded applicators be on site?
  • Is the sealant right for the movement and the substrate?
  • Health and safety accreditation such as CHAS

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Keep abrasive pads and scrapers off resealed joints
  • Check joints after other trades have worked nearby
  • Act on the first lifting edges rather than waiting
  • Keep a record of which joints were resealed and when

In washrooms and kitchens, extraction makes a real difference to sealant life. Extraction that isn’t working keeps the joints wet, and mould follows damp. Your maintenance team can look at extract fans at the same time.

Sealant installed at the same time normally fails in sequence. The first failures are often a warning about the rest. We will tell you which sealant joints need doing first and which can wait.

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

Your questions answered

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Is your work guaranteed?

The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.

Will the building have to shut during the work?

That comes down to planning: areas are phased, access windows agreed and enough washrooms or entrances left in use. Tell us what has to stay open and we’ll plan the job around it.

How do we get a quote?

Send photos, drawings or a list of locations through our quote form. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Can one contractor look after sealant on all our buildings?

Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.

Can you take on work for an FM or managing agent?

Yes. We quote, schedule and report back in the way that suits your process.
