Commercial sealant contractors in ME7: how it works
Sometimes a split bead is a symptom rather than the cause. Water at a window perimeter might be coming from the frame, the cill or the wall behind while a movement joint that keeps tearing may simply be too narrow for the job. Part of the job is telling you when the fix is something other than sealant. We work on floor and threshold joints, window and door perimeters and washrooms and tea points, and what we are called in for most is earlier reseals applied straight onto the failed bead and window and door perimeter joints that have cracked open.
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes anything from part of a day on a short run of joints to several weeks on a large phased package.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.

What’s near Hempstead
In Hempstead, that means premises near Hempstead Infant School, South Wood and All Saints Church and the streets around them. Also close by are Howard School (1.3 miles north-east) and Rainham School for Girls (1.3 miles north-east). Hempstead’s nearest station is Rainham (Kent) station, about 2.1 miles north-east of the centre. Nearby you will also find Pentagon Shopping Centre (3 miles north-west) and Medway megaliths (3.8 miles south-west). Green spaces nearby include Burham Down and Boxley Hills.
Where commercial joints are in ME7
From Gillingham, Chatham and Luton outwards, ME7 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
London and the South East are among the drier parts of the UK, but external sealing in ME7 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. Parts of ME7 lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Hempstead: Shop fits at places like Hempstead Valley Shopping Centre (0.6 miles south of Hempstead) leave counters, frontages and floor edges where the sealant colour is part of the finish. A business with units at Hempstead Valley Shopping Centre and Gillingham Business Park needn’t use two contractors for its sealant.
Owners, agents and contractors
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- Structural cracks or movement the joints weren’t designed for
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
- Faulty windows rather than failed perimeter sealant
What we are called out for in ME7
Washrooms and kitchens wear sealant out in their own way. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead. Replacement with a sanitary anti-mould silicone is the lasting answer.
Common reasons buildings call us in:
- Messy, uneven beads from earlier work that let the building down
- A top-up bead over failed sealant, now lifting
- Damp patches where an external joint has failed
- Frame sealant that has cracked, shrunk or pulled away
Why act early?
Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after. Where it helps, we quote a patch and a full reseal side by side.
What your quote should include
- How the existing material will be dealt with
- Who will actually carry out the work
- Their approach to joint depth and backing
- What level of public liability insurance do they hold?
Different surfaces, different methods
Facade and cladding joints
Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.
Common questions from ME7 clients
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
What do you need from us to quote?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
Which sealant will you use?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.
Is failed sealant stripped out, or sealed over?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
Can you supply RAMS and insurance details?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Every applicator holds a CSCS card.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
How do you keep disruption to occupiers down?
We phase the work so parts of the building stay open. We plan around the site hours and access windows you give us.
