Commercial sealant contractors across ME3: what to expect
Most of the buildings we seal stay open while we are there. Tell us your site hours and access windows and we will plan around them. That applies whether the building is an office, a shop, a hotel, a college or a care home. We work on external facade joints, window and door perimeters and washrooms and tea points, and what we are called in for most is window and door perimeter joints that have cracked open and leaks that seem to come through a sealant line.
Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.

Getting a fixed quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
What’s near Hoo St Werburgh
We work on buildings around Church of St Werburgh, Hoo St Werburgh Primary School and Marlborough Centre and The Chequer's Public House and the streets around them. Hoo St Werburgh’s nearest station is Gillingham (Kent) station, about 2.7 miles south. Nearby you will also find Upnor Castle (1.9 miles south-west) and Huguenot Museum (3.5 miles south-west). Not far away are Bishop Saltings and Gad's Hill.
Commercial sealant contractors across ME3: the area picture
In ME3, much commercial sealant work follows refits in shops, offices and hotels in places such as Rochester, Strood and Hoo St Werburgh. Where the joint is on show, a colour that suits the finish is part of the job.
London and the South East are among the drier parts of the UK, though outside work in ME3 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass. Parts of ME3 lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Hoo St Werburgh: If you run a unit on an estate such as Pier Road Industrial Estate, 2.1 miles south of Hoo St Werburgh, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. For premises near Gillingham (Kent) station (2.7 miles south of Hoo St Werburgh), footfall is part of the plan: work is phased so shops and offices keep trading.
Common problems we fix in ME3
In wet areas the enemy is normally mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. The fix is a new bead of anti-mould sanitary silicone.
Clients typically get in touch after noticing something like this:
- Layers of sealant, all of them failing
- Greasy, split joints in a kitchen or tea point
- Frame mastic that has hardened and come away from the wall
- Water staining near frames, panels or ceilings
Building owners, agents and FMs in ME3
CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
Leave it or put it right?
A cheaper quote sometimes means the old bead stays in. New sealant laid on old silicone has nothing to bond to, so it peels. Every quote we give includes full removal and preparation.
What your quote should include
- How they’ll work around occupants
- What the guarantee covers, and for how long
- Their approach to joint depth and backing
- Are they CHAS accredited or on Constructionline?
Surface by surface
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Facade and cladding joints
On a facade, a failed joint is often only visible close up. Close-up photos or a site visit tell us what’s needed.
What affects the price in ME3
Your fixed quote is built from the real scope. It allows for:
- Location, for remote and island sites
- Phasing around occupants
- Any access equipment needed
- Induction, permit and paperwork requirements
No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.
What to include in your enquiry
We can often quote from photos and a few details. It helps to include:
- Any specification or named product
- Whether the building will be occupied during the work
- The asbestos register, for older buildings
- Where the site is, with the postcode
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.
Common questions from ME3 clients
When can the area be used after sealing?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
What guarantee do you give on resealing?
It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.
How long does a job like this take?
It depends on the scope, though a typical visit normally takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we will set out a timescale with the quote.
Is failed sealant stripped out, or sealed over?
The old bead is stripped out first. After that come cleaning, primer where needed, backing and the new sealant.
Can you take on work for an FM or managing agent?
Yes. Use our quote form to send the site details, or phone or email us, and we’ll confirm any paperwork you need with the quote.
Do you seal on top of existing sealant?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Could the old sealant in an older building contain asbestos?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
