Our fire stopping service in East Lothian

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. Most enquiries involve openings left by services added after handover and expanding foam used as fire stopping, across pipe penetrations, small duct penetrations where the tested detail allows and cable penetrations.

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work typically takes a single visit for a short list of penetrations, or a phased programme for a whole building.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

How we quote

Fire stopping across East Lothian: the area picture

Across East Lothian, new cabling and pipework added after handover often leaves gaps in fire-resisting walls. We work to the specification and the manufacturer’s installation guidance, and say if the detail calls for something other than sealant.

Work in East Lothian comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job. East Lothian includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.

Musselburgh: Residences at universities like Queen Margaret University, 1 mile to the south-west of Musselburgh, have compartment walls that must be resealed whenever services change. Industrial units on estates such as Inveresk Industrial Estate (less than half a mile south-west of Musselburgh) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.

Leave it or put it right?

An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail.

What your quote should include

  • Their public liability cover
  • The named product and why it was chosen
  • How joint depth will be controlled
  • Whether primer will be used where the manufacturer specifies it

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

After the work

Regular inspection catches problems early. In particular:

  • Look above ceilings when tiles are lifted for other jobs
  • Don’t let anyone top up a fire seal with the wrong product
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • File the specified details where the next contractor can find them

New services after handover are a common way fire stopping gets breached. Building it into each contractor’s sign-off keeps the walls intact.

A simple record of seal locations and products helps. It tells the next contractor exactly what to reinstate, and it helps at inspections.

What we’re called out for in East Lothian

A common fault is a product that was never fire-rated in the first place: expanding foam or a general-purpose sealant pushed into a gap to tidy it. It may look closed, but it has no tested fire performance in that position and has to be removed.

Things that normally lead to an enquiry:

  • Open linear gaps along the top of fire-resisting walls
  • Fire-stopping items raised at inspection or handover
  • Expanding foam used as fire stopping
  • Fire seals cut back for extra cables and never reinstated

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Walls or floors that aren’t fire-resisting to begin with
  • Reviewing a building’s overall fire safety
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

Questions about East Lothian

Do you cover East Lothian?

Yes. East Lothian is in our area, within our coverage of Greater London, South East England and Scotland. For a quote, speak to us on 01277 525 020 or use the quote form.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photos, and bigger or more complex jobs normally get a visit.

Can the sealant be colour-matched?

That depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Can you send site paperwork?

Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

Is the BS 476 change in 2029 relevant to fire stopping?

From 2 September 2029, Approved Document B in England drops its references to BS 476 classes, with transitional arrangements set by the Government. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
