Fire stopping for Drem sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Drem, done properly

On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. We work on cable penetrations, small duct penetrations where the tested detail allows and service gaps in risers, and the usual reasons a site gets in touch are fire stopping installed outside its tested range and builders’ foam or ordinary silicone in compartment walls. Searching for sealant specialists in Drem? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Around smaller places such as Drem, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Why deal with it now?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Drem before they leak.

We don’t publish prices, since every building and every scope is different. Call for a quote and we will price your job on its own details.

From enquiry to sign-off

We follow your site rules from the start: signing in, inductions and any permit to work. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Where we can, we combine work around Drem with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Foam, ordinary sealant and debris come out first.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

Advice

Aftercare for building managers

Regular inspection catches problems early. In particular:

  • Arrange inspection before areas are covered up
  • Keep general-purpose fillers away from compartment walls
  • Brief every trade that openings they make must be sealed
  • Leave fire sealant to cure fully before covering it

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, and the data sheet says which.

Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:

  • Issuing fire ratings or certificates for seals
  • Gaps in walls that were never built as compartment walls
  • Writing the fire-stopping specification

If in doubt, phone 01277 525 020 or email the details over and we will say what we think.

Surfaces we seal

  • Cable penetrations
  • Service gaps in risers
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Your questions answered

Is a hospital such as Roodlands General Hospital somewhere you can work?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Is Drem too small for you to travel to?

No. Small places get the same service as large ones. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

What does an EI 60 rating mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.

Do you work in Scotland as well as England?

Our work covers Greater London, the South East and every Scottish council area. Scotland’s non-domestic Technical Handbook, clause 2.1.14, expects service penetrations to be fire stopped to at least the wall or floor’s fire resistance, using products tested for their end use.

What about RAMS and site documents?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How do I request a quote?

You can use the quote form on this site; alternatively, phone 01277 525 020 or email the details over. Photos, drawings or a joint schedule help us quote quickly.

Penetration seals near Drem

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

On estates like Gilmerton Industrial Estate (2.8 miles south-east of Drem), the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. Wherever services are added at a hospital such as Roodlands General Hospital (3.4 miles south of Drem) the compartment line has to be made good with the specified product.

Drem is about 4 miles north of Haddington, in East Lothian. We send applicators to Drem for service penetrations, handled exactly as we handle every other area. Across East Lothian, 48 places are covered, Drem among them. Our Edinburgh page has more on work in that area, about 17 miles away.

Cost factors for service penetrations

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • The total length or number of joints
  • How accessible the joints are
  • Backing rod, priming and other preparation
  • Phasing around occupants

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Details that help us quote

Good information means a firmer quote. When you get in touch, include:

  • What the building is and how it’s used
  • A wide shot and a close-up of the area
  • How the joints are reached, and at what height
  • The asbestos register, for older buildings

A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or ring 01277 525 020 or email us to discuss it first.
