Bara fire stopping
Our CSCS-carded applicators take on fire-rated and intumescent sealing of service penetrations and linear gaps in Bara and the surrounding area. Send photos or drawings for a fixed quote.
- Fire-stopping items raised at inspection or handover
- Unsealed joints where partitions meet the slab
- Builders’ foam or ordinary silicone in compartment walls
Fire stopping near Bara
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
Cost factors for service penetrations
A fixed quote reflects the actual work. It takes account of:
- How much existing material needs removing
- Distance, for remote addresses
- Whether the work must be split into stages
- Backing rod, priming and other preparation
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.
Before you send an enquiry
However big the job, the same details help:
- Rough lengths or quantities, or drawings if you have them
- Clear photographs of the problem areas
- Anything awkward about access or site hours
- What the building is and how it’s used
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photographs and a description will do.
About our fire stopping in Bara
Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. We work on small duct penetrations where the tested detail allows, service gaps in risers and cable penetrations, and the failures we’re asked to look at most are unsealed openings around new pipes and cables and seals disturbed by maintenance and left open. For commercial sealant work in Bara, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
Around smaller places such as Bara, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.
The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Leave it or put it right?
Open penetrations multiply: each new service adds to the list. Keeping on top of it after each round of works keeps the job small. Renewing every failing joint on one visit is the sensible approach for a place like Bara. Photos of each area help us quote the whole job.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

What sealant work can’t fix
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Writing the fire-stopping specification
- Large openings beyond what any sealant detail covers
- Issuing fire ratings or certificates for seals

Penetration seals near Bara
In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. Our part is installing the specified fire-rated sealant to its tested detail.
For buildings in and around Bara, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail. For a hospital such as Roodlands General Hospital, 4.7 miles north-west of Bara, penetration sealing is normally phased ward by ward, with infection-control rules agreed first.

On site: what to expect
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking a single visit for a short list of penetrations, or a phased programme for a whole building. Tell us who will meet us and how to get in at your building near Bara. We will confirm the plan with the fixed quote.
- We ask for the product and detail your designer has specified.
- We sort the openings by the detail each one needs.
- Improvised fillers and failed sealant are removed.
- Mineral wool or other backing is fitted where required.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- We walk the completed areas with you and confirm the records agreed at quote stage.
Getting the site ready
- Explain the parking and delivery arrangements
- Send your site hours and access windows
- Move anything stored against the joints

Questions about Bara
Is Bara off your patch?
Not at all: smaller places are covered as well as towns. We work across every Scottish council area. We plan jobs in smaller places so return trips are kept to a minimum.
Is hospital work, at somewhere like Roodlands General Hospital, something you do?
Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.
How many days will you need on site?
That varies with the scale of the job, but the work normally takes anything from one day to a planned run of visits, depending on the number of seals and the access. For bigger or phased jobs, we will set out a timescale with the quote.
What changes on 2 September 2029?
For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence. In Scotland, the Technical Handbook sets its own guidance, including clause 2.1.14 on service penetrations.
Will you sign off the seals for us?
No. We don’t certify or sign off fire stopping, and we hold no third-party fire-stopping installer certificate. Our part is fitting the specified product to its tested detail, and any records you need can be confirmed with the quote.
Can you fire stop behind the services contractors?
Yes. Share the penetration schedule and product details. We can follow the services contractor floor by floor.
What do BS EN 1366-3 and BS EN 13501-2 mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.
When to bring in a specialist
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
