Facade sealing across East Lothian: what to expect
External joints face UV, rain, temperature swings and building movement all year, so they don’t last indefinitely. Life depends on movement, weathering, product choice and the quality of the original work. When it fails, the whole bead is cut away and the joint rebuilt. We work on perimeter joints where frames meet the structure, cladding panel joints and stone and brick facade joints, and the failures we are asked to look at most are water coming in around window frames and weathered joints at frame-to-structure perimeters.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly.
- We look at the joints, the drawings and the access before pricing.
- Failed sealant is cut out along its full length.
- Both faces are cleaned and, where the product needs it, primed.
- Backing rod, or bond-breaker tape in shallow joints, limits the depth.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- We walk the finished joints with you before handing over.
How we quote
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Why appoint us
- Products installed to the manufacturer’s instructions
- CHAS accredited
- 12-month guarantee on workmanship
- A range of standard colours, depending on the product

Around Musselburgh
Around Musselburgh, our work takes us to commercial buildings near Musselburgh, Loretto School and The David Macbeth Moir pub, among other places. For rail, the closest station is Musselburgh station, about 0.8 miles south-west of the centre. Other landmarks nearby include Carberry Tower (2.2 miles south-east) and Musselburgh Doll Museum (under half a mile north-east). For a walk, there’s The New Leaf Co-op and Whinny Hill.
Building work around East Lothian
In places such as Musselburgh, Haddington and Dunbar, and across East Lothian, refurbishment leaves plenty of facade joints to seal alongside new build. New frames against old masonry need a product, primer and joint design to suit both.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job. In the parts of East Lothian near the sea, the elevations facing the weather are where sealant gives up first.
Musselburgh: Recladding or extending a unit at a site like Inveresk Industrial Estate, under half a mile to the south-west of Musselburgh, brings panel joints and frame perimeters into the programme. New wings at hospitals like Shawfair Park Hospital (to the south-west of Musselburgh) bring long runs of window and panel joints to seal.
Doing it in-house
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
How the quote is worked out
These are the things that shape the price:
- Quantities, in metres or numbers
- Working within restricted access windows
- How accessible the joints are
- Joint width, depth and condition
The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- The asbestos register, for older buildings
- Anything awkward about access or site hours
- When you need the work done
- Whether the building will be occupied during the work
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call the office on 01277 525 020 or email the details over with what you know.
Leave it or put it right?
Leaving failed perimeter sealant also makes the eventual job bigger: edges get wet, render and timber deteriorate and frames can move. Acting at the first sign of splitting keeps the fix simple.

Signs you need facade sealing
Overlaying old sealant is a common shortcut that fails quickly. Cured silicone won’t accept a new silicone bead.
Any of the following is a good reason to get the joints checked over:
- Weathered joints at frame-to-structure perimeters
- Perimeter sealant that has split or peeled away
- Water coming in around window frames
- Previous reseals run over old sealant
What sealant work can’t fix
Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:
- Specialist high-level access methods
- Movement beyond what any sealant can handle
- Installing or repairing glazing systems
Common questions from East Lothian clients
Will rain stop the work?
Rain and frost can pause external sealing. The programme allows for it and we tell you if the forecast changes things.
How long does a job like this take?
We plan the time on site around your programme and access. You will have an expected duration with the quote.
How long before the joints can be used?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Do you run new sealant over the existing bead?
No. A bead run over old sealant soon lifts. We remove the failed sealant, clean the faces, set the depth and reseal.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Which sealant do you use on facades?
Most facade and window perimeter joints take a low-modulus neutral-cure silicone. Some joints call for hybrid, PU or polysulphide instead, as the specification or substrate requires.
Does weather matter for sealant work?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.
