Commercial sealant contractors in EH36: how it works
Commercial occupiers rarely want a floor out of action for sealant work. Work is scheduled around the site hours and access windows you give us; phasing keeps some washrooms, kitchens or entrances available while others are done. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on movement joints in walls and floors, washrooms and tea points and floor and threshold joints, and what we’re called in for most is movement joints packed with grit and debris and sanitary sealant that has gone black and patchy.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.
- We start with the evidence: photos, drawings or a look on site.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.

Commercial sealant contractors across EH36: the area picture
Shop fits, office refurbishments and hotel refits in towns such as Humbie all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor.
Humbie: For premises around Humbie where the joint is seen, colour options for the product are confirmed with the quote. For any commercial premises in Humbie, a lasting joint depends on full removal of the old sealant and clean, dry faces.
Aftercare for building managers
Your facilities or cleaning team can help the joints last. Share these points with them:
- Deal with small splits before they become leaks
- Keep barriers up until the new sealant has cured
- Keep a record of which joints were resealed and when
- Check joints after other trades have worked nearby
Our workmanship on each job is backed by a 12-month guarantee. Keep the handover details with your O&M or maintenance records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.
Tenants and staff spot black or split sealant quickly. Planned replacement saves fielding the same complaint again and again.
Signs you need commercial sealant contractors
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.
Most enquiries start with something like this:
- Leaks that seem to come through a sealant line
- Movement joints packed with grit and debris
- Mouldy silicone around WCs, urinals and vanity tops
- Gaps behind commercial kitchen worktops and sinks
What sealant work can’t fix
Being straight saves everyone time. New sealant won’t cure:
- Faulty windows rather than failed perimeter sealant
- Suspect materials that need testing and specialist removal
- Water from a services leak rather than a joint
Leave it or put it right?
Sealant is often treated as an afterthought by the trade that fitted the element. A specialist applicator takes care of product choice, joint depth and preparation, the three things that decide how long a joint lasts. It shows over the following seasons rather than at handover.

What affects the price in EH36
Quotes vary with the job. It mainly depends on:
- Location, for remote and island sites
- Induction, permit and paperwork requirements
- Whether the work must be split into stages
- How accessible the joints are
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.
Details that help us quote
Whether it’s one area or a whole building, the same details help:
- The asbestos register, for older buildings
- The type of building and who uses it
- Any dates the work must fit around
- Specification clauses that apply

Questions we’re asked in EH36
Can you supply RAMS and insurance details?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
Is your work guaranteed?
It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.
Is EH36 in your area?
Yes. We cover EH36, and you can give us a call on 01277 525 020 or send photos by email to get started.
Is failed sealant stripped out, or sealed over?
Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.
What about asbestos in old mastic?
It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Does the weather affect the work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
