Construction mastic in East Lothian: how it works

Mastic tends to be one of the final packages before handover. Mastic Doctor takes on mastic packages for main contractors and developers with projects in East Lothian, sealing plot by plot or floor by floor as areas are released. The enquiries we see most involve window and door perimeters that won’t pass inspection and different trades sealing to different standards, on brick and block movement joints, cladding and panel joints and sanitary and kitchen joints.

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then handed back before we move to the next.

  1. Drawings, specification and programme come to us.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

How we quote

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

What’s near Musselburgh

Locally, jobs take us to sites close to Musselburgh, Loretto School and The David Macbeth Moir pub and the streets around them. Musselburgh’s nearest station is Musselburgh station, about 0.8 miles south-west of the centre. Other landmarks nearby include Carberry Tower (2.2 miles south-east) and Musselburgh Doll Museum (less than half a mile north-east). The countryside around Musselburgh includes The New Leaf Co-op and Whinny Hill.

Building work around East Lothian

From Musselburgh, Haddington and Dunbar to smaller places across East Lothian, main contractors and developers need mastic packages for new build and refurbishment. Window and door perimeters, facade and cladding joints and internal sealant are sealed to the specification and the programme.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. Parts of East Lothian lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and joint preparation matter more there.

Musselburgh: When units on a site such as Inveresk Industrial Estate, under half a mile south-west of Musselburgh, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. Projects at colleges like Edinburgh College - Milton Road Campus, 1.6 miles west of Musselburgh, tend to run to term dates, so the mastic is planned tightly.

How the job changes by surface

Fire-rated sealant where specified

Not every penetration suits a sealant. Other products are used for some services and gaps. Record requirements are agreed with the quote.

Internal decorators’ caulk

Acrylic caulk fills internal gaps around trims, boards and frames ahead of decorating. It’s for gaps that stay still and get painted, and we use a flexible sealant where there’s movement.

How the quote is worked out

What shapes the price:

  • How much existing material needs removing
  • Quantities, in metres or numbers
  • The site’s rules and procedures
  • Whether the work must be split into stages

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Before you send an enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Clear photographs of the problem areas
  • The product your specification calls for
  • Anything awkward about access or site hours
  • Approximate linear metres or a joint schedule

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to speak to us on 01277 525 020 or email us.

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Bring the mastic contractor in after the last trades are through
  • Flag uneven or tapered frame gaps early
  • Share drawings and the specification as soon as possible
  • Note which sealant went where at handover

Once an area is sealed, protect it from following trades. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked, and that time depends on the product, temperature and joint depth.

Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, leaving the remedial work to the contractor. Proper preparation, with the right silicone first time, keeps it off the defects list.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Frame gaps too wide for sealant, which the installer needs to correct
  • Glazing units that are cracked or misted
  • Rework caused by others damaging completed areas

What we are called out for in East Lothian

Dust is the enemy of adhesion on a construction site. Plaster dust, release agents, protective film residue and damp all stop sealant bonding, so preparation matters as much here as on a reseal.

If one of these sounds familiar, it’s time for a closer look:

  • Cracks opening in caulked internal joints
  • Old sealant on a refurbishment that needs stripping before new work
  • Window and door perimeters that won’t pass inspection
  • Frame gaps too wide for sealant alone

Questions we’re asked in East Lothian

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can the building stay open while you work?

Usually, yes. We phase the work so most of the building stays in use.

How many days will you need on site?

It depends on the scope, though a typical visit typically takes as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Is colour matching possible?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.

What happens if the weather stops external sealing?

External sealant needs a dry joint and a temperature within the product’s range. Frosty or damp mornings can hold up external sealing.
