Expansion joint sealing in Heathhall

We have been sealing expansion and movement joints for over 20 years for contractors, facilities managers and owners. Our applicators are CSCS-carded, we’re CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on precast concrete panel joints, blockwork control joints and car park decks and ramps, and what we’re called in for most is sealant pulling off the joint face and arrises breaking up along floor joints. A specialist sealant contractor works differently from a general builder: on jobs in Heathhall, preparation and product choice get the time they need.

Weather windows decide external joint work around a place like Heathhall: sealant needs a dry joint and a temperature within its range. Internal floors can be done whenever suits the site.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Heathhall: questions and answers

Is a smaller place like Heathhall outside your area?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Good photos up front let us bring everything on the first visit.

Is St. Mary's Industrial Estate, near Heathhall, within your area?

Yes. Our area takes in Heathhall and its surroundings, with estates and business parks such as St. Mary's Industrial Estate included. A few photographs and the unit address let us price the work.

Can the building stay open while you work?

Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.

Which product is best for expansion joints?

The specification comes first, then the joint’s movement and exposure. The quote states the sealant and its movement class.

Do you reseal car park expansion joints?

Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement.

Do you seal on top of existing sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Do the joint edges need to be sound before sealing?

The edges have to be sound. Where they’ve broken up, we will tell you they need repairing first so you’re not paying for a bead that won’t hold.

What the job involves on each surface

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces, with primer where specified.

Expansion joint sealing around Heathhall: how the place shapes the job

The 3 miles around Heathhall take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest. Heathhall is in the east of Scotland, which is drier than the west. Cold winters and gritting are hard on any yard or deck joint left open. Sealing them in drier months limits winter damage.

Across sites such as Brasswell Office Park (1.9 miles south of Heathhall), floor and movement joints can be sealed in phases so units keep working. Hospital campuses such as Dumfries and Galloway Royal Infirmary, 2.8 miles to the south of Heathhall, grow in stages, leaving movement joints wherever new blocks meet old. For an occupier at a site such as St. Mary's Industrial Estate, 1.8 miles south-west of Heathhall, the joints at loading doors and dock levellers typically see the hardest wear.

Heathhall is about 2 miles north-east of Dumfries, in Dumfries and Galloway. Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Changing the joint layout or spacing of a structure
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

If in doubt, ring 01277 525 020 or send photos by email and we’ll say what we think.

Joints and surfaces we work on

  • Blockwork control joints
  • Car park decks and ramps
  • Brickwork movement joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Podiums and floor movement joints

After the work

Keep the joints in good shape with a few simple steps:

  • Keep scrapers and ploughs from dragging across joint sealant
  • Put movement joints on the planned maintenance inspection round
  • Report split or peeling joint sealant early
  • Record the sealant used and the date in the O&M file

On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal.

A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it, which is bad news for the concrete and the people parking below. Sealing the joint promptly stops it at source.

From enquiry to sign-off

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact. Travel to smaller Scottish places like Heathhall is planned so the job is finished in one visit where possible, so photographs, sizes and a full list matter. External joints need a dry spell as well.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Getting the site ready

  • Tell staff and tenants when we will be in
  • Clear stock, furniture or equipment away from the joints
  • Flag any permit to work we will need
