Joints that move: notes for Whithorn
Whithorn sits close to the coast, within about 3 miles. Open joints in coastal car parks and yards let in salt-laden water as well as grit, so it pays to keep them sealed. Whithorn is on Scotland’s wetter western side. Open joints in external slabs take a lot of water. External sealing is booked for dry spells, with some give in the dates.
In and around Whithorn, the right filler or sealant for each joint depends on the traffic and the movement it takes.
Whithorn is about 27 miles south-east of Stranraer, in Dumfries and Galloway. Across the DG8 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Across Dumfries and Galloway, 139 places are covered, Whithorn among them. Our Glasgow page has more on work in that area.
Commercial sites across DG8 are covered. Among the streets we cover are High Street, George Street and King's Road, and sites on any of them can send details for a fixed quote. Whithorn sits on or close to the A746 and B7004. Keeping the joints sound
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Reopen bays and walkways only after the stated cure time
- Raise snow-clearing blades over deck joints where possible
- Inspect exposed joints once the cold weather has passed
- Avoid parking heavy plant or pallets on joint lines
In warehouses, forklift and pallet-truck routes take the most wear. Avoid standing heavy loads or racking legs on the joints and flag chipped arrises before they spread.
When one joint fails, others of the same age are rarely far behind. It pays to check every joint, not just the obvious one so you can prioritise and budget. We’ll tell you which movement joints need doing now and which can wait.
When to bring in a specialist
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Different surfaces, different methods
Brickwork and blockwork joints
Vertical movement joints in brick and block walls let the masonry grow and shrink. We use a sealant rated for the movement, normally low-modulus, with backing rod setting the depth.
Joints between different materials
Junctions between brick and render, or concrete and cladding, move independently. The product must bond to both substrates and cope with the movement, with primer where specified.
Common questions from Whithorn clients
Must our site in Whithorn stop work while the joints are done?
Rarely. Work is phased around your operations. We agree the sequence and timings with you before we start.
Is Whithorn too small for you to travel to?
Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you seal car park deck joints?
Yes, we do. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed.
Does the weather affect joint sealing?
The joint has to be dry, and the air and surface temperature inside the product’s limits. Frost, rain and condensation on steel or concrete can hold up external work.
When can you be on site?
We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.
Can one quote cover more than one building?
Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.
Do you use silicone or polyurethane in movement joints?
Whatever suits the joint and the specification. The quote states the sealant and its movement class so there are no surprises.
When to call us in Whithorn
Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. Movement capability is set out in BS EN ISO 11600, and specifications often refer to it.
Any of the following is a good reason to get the joints checked over:
- Layers of sealant in a movement joint
- Leaks through car park deck joints onto the level below
- Chipped joint edges on forklift routes
- Expansion joints split through the centre of the bead
A joint near Whithorn that has lost its sealant lets in water and grit, and the edges suffer next.
What to look for in a quote
- How joint depth will be controlled
- What site paperwork they can supply
- Health and safety accreditation such as CHAS
- Their plan for phasing and protecting the area
How a job runs
Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then handed back before we move to the next. Jobs near Whithorn are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.
- We assess the joints on site or from photographs, noting widths and how each has failed.
- A fixed quote names the sealant we propose and its movement class.
- Where areas have to stay open, we agree a phased sequence before starting.
- The failed seal is cut out and both joint faces cleaned back to sound material.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.
Preparing the site
- Share the asbestos register for older buildings
- Tell staff and tenants when we will be in
- Point out parking and an unloading spot

When it isn’t the sealant
Being straight saves everyone time. Fresh joints won’t solve:
- Movement on a scale no sealant is meant to absorb
- Damaged metal nosings or cover plates over a joint
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
If in doubt, give us a call on 01277 525 020 or send photos by email and we will say what we think.
