Expansion joint sealing near Tongland

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Floors, slabs and movement joints in Tongland

Tongland sits close to the coast, within about 3 miles. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so it pays to keep them sealed. Being in the west of Scotland, Tongland gets more rain than eastern areas. Open joints in external slabs take a lot of water. External sealing is booked for dry spells, with some give in the dates.

In a school such as Kirkcudbright Academy, movement joints in brick, block and hall floors tend to be forgotten until they leak. For an estate such as Kirkcudbright Hospital (2.1 miles south-west of Tongland), the joints in ramps, decks and long building elevations all need attention over time.

Tongland is about 22 miles south-west of Dumfries, in Dumfries and Galloway. Commercial clients in Tongland can call on us for movement joints. Across Dumfries and Galloway, 139 places are covered, including Tongland. For work in that direction, see our Glasgow page (69 miles or so).

Expansion joint sealing in Tongland

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water, the joint can’t close properly and its edges begin to crumble. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. The enquiries we see most involve sealant peeling off one face of the joint and spalled or broken joint edges in floors and decks, across car park decks and ramps, podiums and floor movement joints and cladding panel joints. A specialist sealant contractor works differently from a general builder: in Tongland, that means joint design, primers and backing rod as standard.

In smaller places such as Tongland, the joints we are asked about sit in workshops, farm sheds, schools and halls. Slabs and yards take vehicles, rain and frost.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Looking after the joints

To get the most from the new sealant:

  • Avoid parking heavy plant or pallets on joint lines
  • Note which joints were done, when, and with what
  • Clear dirt from joint lines during routine cleaning
  • Raise snow-clearing blades over deck joints where possible

Movement joints belong on the planned maintenance inspection list. Early splits and edges starting to lift show up on a routine check and long before edges start to break. Should you spot a problem, you can give us a call on 01277 525 020 or email a schedule or drawings and send a picture.

On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. That water often carries de-icing salts with it, which is bad news for the concrete and the people parking below. Resealing early limits the damage.

Tongland: questions and answers

Do you take on work at healthcare sites like Kirkcudbright Hospital?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Tongland off your patch?

No. Places such as Tongland are covered as much as the big towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Do the joint edges need to be sound before sealing?

Sound edges are essential. If they’re damaged, we’ll say so before any sealing so you’re not paying for a bead that won’t hold.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Can the sealant be colour-matched?

That depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Our process

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Tell us who will meet us and how to get in at your building near Tongland. We’ll confirm the plan with the fixed quote.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. You get a fixed quote with the product and its movement capability stated.
  3. We strip out the old seal and prepare the faces.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Before we start on site

Different surfaces, different methods

Joints between different materials

Different materials meeting at a joint rarely move in step. We choose a sealant that grips both faces priming where the maker calls for it.

Internal floor movement joints

Forklift and pallet-truck wheels break unsupported joint edges. The right filler or sealant for the traffic and movement protects them.

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Leaks coming from the membrane rather than the joint seal
  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

If in doubt, call the office on 01277 525 020 or use the quote form and we will say what we think before you book.

Where we work in Tongland

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
