Floors, slabs and movement joints in Springfield

Springfield sits close to the coast, within about 2 miles. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, and edges left open tend to break up faster. The east of Scotland, where Springfield is, gets less rain than the west. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage.

A joint near Springfield that has lost its sealant lets in water and grit, and the edges suffer next.

Springfield is in Dumfries and Galloway. Our applicators travel to Springfield for work on movement joints. Across Dumfries and Galloway, 139 places are covered, including Springfield. Sites around Edinburgh have their own page, roughly 65 miles from Springfield.

About our expansion joint sealing in Springfield

Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant, and depth is controlled using closed-cell backing rod, or bond-breaker tape in shallow joints. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises and the bead bonds to the sides, never the back. Most enquiries involve new sealant over old, now failing and brittle, chalky sealant on external joints, on car park decks and ramps, brickwork movement joints and podiums and floor movement joints. One point of contact handles commercial sealant work in Springfield from the first photos to the final walk-round, for single jobs and planned programmes alike.

Around smaller Scottish places like Springfield, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Concrete slabs and yards there take vehicles and weather.

A 12-month guarantee applies to all our work. Should something we installed fail, speak to us on 01277 525 020 or use the quote form and we will come back to it.

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. For work around Springfield, we aim for one trip, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. You get a fixed quote with the product and its movement capability stated.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, flagging any broken edges that need repair before sealing.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Preparing the site

  • Clear stock, furniture or equipment away from the joints
  • Confirm the product named in the specification
  • Share the asbestos register for older buildings

Keeping the joints sound

For the best life from the joints:

  • Include every elevation and deck joint in periodic inspections
  • Leave barriers in place until fresh joint sealant has cured
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Treat a small split as a warning, not a cosmetic issue

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it, especially on car park decks and warehouse floors. A routine sweep is the simplest protection.

On a multi-storey car park, a failed joint typically shows up as a leak onto the deck underneath. That water often carries de-icing salts with it. Resealing early limits the damage.

Common problems we fix in Springfield

Sometimes the sealant holds but the substrate breaks away. Weak or crumbling concrete, brick or render edges give the sealant nothing sound to grip so edge repair has to come before resealing.

Common reasons buildings call us in:

  • Expansion joints split through the centre of the bead
  • Layers of sealant in a movement joint
  • Sealant pulling off the joint face
  • Water dripping through deck or ramp joints

For floors and slabs around Springfield, the product is chosen for the traffic and the movement at each joint.

Springfield: questions and answers

Is Springfield too far out for you?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Does a site in Springfield have to shut while its joints are sealed?

Rarely. Work is phased around your operations. Tell us which hours and entrances we can use and we will plan from there.

What timescale should we allow for resealing expansion joints?

Allow a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints. Timings are set out in the quote.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Can staff carry on working while you’re here?

Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

What sealant work can’t fix

We check first that sealant really is the fix. It won’t put right:

  • Concrete or masonry repairs along the arrises
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Movement on a scale no sealant is meant to absorb

If you are not sure, just ring 01277 525 020 or use the quote form and we will give you a straight answer before you book.
