Commercial sealant contractors for commercial buildings in Noke Common

Commercial occupiers rarely want a floor out of action for sealant work. Work is scheduled around the site hours and access windows you give us; phasing keeps some washrooms, kitchens or entrances available while others are done. That applies whether the building is an office, a shop, a hotel, a college or a care home. We work on floor and threshold joints, kitchen worktops and splashbacks and external facade joints, and the usual reasons a site gets in touch are external beads that have gone brittle and cracked and a top-up bead over failed sealant, now lifting. A single leaking joint is often how a building in Noke Common first comes to us: we look at the rest while we’re there and tell you what we find.

Multi-site clients with buildings in and around Noke Common can put several sites on one programme, so standards and paperwork match across every site.

In and around smaller places such as Noke Common, the commercial buildings we’re asked about are often pubs, shops, village halls and barns converted to offices. Kitchens, toilets and window frames in all of them need resealing sooner or later.

Every job we finish is backed by a 12-month workmanship guarantee, in Noke Common as everywhere else we work. If our installation lets you down in that time, we return and fix it.

For managing agents and facilities managers

CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Noke Common can sit alongside others in a wider programme.

Surface by surface

Facade and cladding joints

On a facade, a failed joint is often only visible close up. Close-up photographs or a site visit tell us what’s needed, and we’ll confirm the colours available for the specified product.

Movement joints in walls and floors

A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.

Signs you need commercial sealant contractors in Noke Common

Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade will all fail early. BS 6213 gives guidance on choosing construction sealants.

Clients usually get in touch after noticing one or more of the following:

  • Hardened, chalky sealant on south-facing or exposed elevations
  • Smeared sealant across finishes from a rushed job
  • Expansion joints with the sealant torn out
  • Sanitary sealant that has gone black and patchy

A business with units at Wakes Retail Park and Towngate Retail Park needn’t use two contractors for its sealant.

What to look for in a quote

  • Their pre-qualification and accreditations
  • How they handle RAMS and site documents
  • Their public liability cover

Commercial sealant contractors in Noke Common: the local picture

Noke Common sits close to the coast, within about 3 miles. Shopfronts, frames and external joints on commercial buildings there take wind-driven rain and, closer to the shore, salt in the air. We choose a product rated for the exposure, then confirm the colours available for it. Noke Common sits in one of the drier corners of the country, the South East. Even so, outside sealing waits for a dry joint, and cold, damp mornings can delay it.

If you look after units at a retail site such as Wakes Retail Park, 1.4 miles south-east of Noke Common, shopfront perimeters and shop-fit joints are where a matched colour shows.

What sealant work can’t fix

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • A failed roof covering or waterproofing membrane
  • Faulty windows rather than failed perimeter sealant
  • Cracking that needs a structural engineer to look at it

If you’re not sure, just give us a call on 01277 525 020 or email the details over and we’ll give you a straight answer.

What we seal

  • Window and door perimeters
  • Floor and threshold joints
  • External facade joints
  • Washrooms and tea points
  • Movement joints in walls and floors
  • Kitchen worktops and splashbacks

How a job runs

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near Noke Common need work, visits can be combined. A fixed quote is given before anything starts.

  1. You send photographs, drawings or a list of the joints and areas involved.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

What we need from you

  • Move anything stored against the joints
  • Let building users know which areas are affected
  • Share the asbestos register for older buildings

Looking after the joints

To get the most from the new sealant:

  • On pre-2000 buildings, share the asbestos information before work starts
  • Make sure ventilation in wet areas is switched on and working
  • Deal with small splits before they become leaks
  • Add sealant to the planned maintenance inspection list

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Leaving the area closed until then keeps the bead neat.

A failed external joint lets water in every time it rains. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Resealing early keeps the problem in the sealant and out of the building.
